Key Responsibilities:
- Evaluate potential joint ventures and direct investments in both new developments and existing assets, focusing on retail shopping centers and single-tenant net lease properties.
- Conduct financial analyses of acquisition and development prospects using financial modeling, cash flow analysis, and valuation techniques in Excel.
- Perform market research to assess capital market conditions, submarkets, and specific properties, and use findings to inform model assumptions and prepare presentations.
- Create investment memoranda for deal pipeline discussions and investment committee reviews.
- Oversee the due diligence and closing processes, including coordinating third-party reports and property-level information.
- Engage in occasional market and property visits as necessary.
- Manage existing investments, including identifying value-add opportunities and conducting quarterly monitoring and hold-sell assessments.
- Liaise with real estate brokers to obtain offering summaries and arrange property tours.

Qualifications:
- BA/BS degree in Finance, Real Estate, or Economics; MBA preferred but not mandatory.
- A minimum of 2 years of experience in real estate analysis, underwriting, or valuation.
- Experience with ground-up development projects is highly valued.
- Proficient in underwriting a diverse range of asset classes, particularly in retail.
- Advanced skills in financial modeling using Excel; familiarity with Argus is a plus.
- Strong analytical, written, and verbal communication skills, with the ability to translate observations into actionable insights.
- Self-motivated with excellent organizational skills and attention to detail.
- Ability to thrive in a small, entrepreneurial team environment and take on additional responsibilities as needed.
