Job Summary

Community Holdings Management LLC is seeking a highly skilled Property Manager to oversee the day-to-day operations of our properties. The successful candidate will be responsible for managing site operations, ensuring compliance with regulatory agreements, and fostering a healthy community for residents.

Key Responsibilities
  • Manage all aspects of site operations, including collections, staff duties, and generating site operations and activity reports.
  • Coordinate tenant relations and community activities, both internally and within the larger community.
  • Implement Blended Management systems, collaborating with Service Coordinators and Service Providers onsite.
  • Provide written reports documenting meetings/communications with services, including site activities, systems in place to encourage tenant lease compliance, and foster resident responsibility.
  • Manage additional site staff, including maintenance, janitor, community builder, etc.
  • Host and coordinate tenant meetings and activities to foster an environment of community.
  • Under supervision of the Regional Supervisor or Director, draft annual budgets for each upcoming calendar year and stay within established budget guidelines.
  • Review Age Receivables and work with tenants and services to reduce them.
  • Ensure property remains fully occupied and that vacancies are filled in a timely manner.
  • Work with Compliance Manager to ensure tenant files remain in compliance with governing documents.
  • Prepare for annual inspections and coordinate with maintenance and services to ensure units pass inspections.
  • Coordinate with maintenance and make-ready all units after move-out, and monitor all onsite maintenance activities.
  • Ensure all rents are collected when due and posted in a timely manner.
  • Administer delinquency notices and submit delinquent tenants to the Attorney for eviction.
  • Report all liability and property incidents to the Corporate Office immediately.
Requirements

Accredited Resident Manager or Resident Housing Manager designations preferred or a bachelor's degree in Social Work, with a mandatory minimum of 3 years of experience in the management of site operations.

Must be certified in Tax Credits, Certified Occupancy Specialist, or preferred Blended Occupancy Specialist.

Strong writing skills, Processing/On-Site Rental System/Spreadsheet proficiency required.
