About the Role

We are seeking a highly skilled Residential Portfolio Specialist to join our team at Sherman Associates.

As a Residential Portfolio Specialist, you will be responsible for managing the daily operations of our residential portfolios, coordinating activities, leasing, and marketing, with a strong focus on customer service and portfolio relations.

This role will work Monday through Friday from 8:30 am to 5 pm, with 90% of the time spent at Bottineau Commons and 10% at Bottineau Lofts.

Key Responsibilities:

  • Takes ownership of assigned portfolios, ensuring the company's goals are met and contractual obligations are exceeded.
  • Directs day-to-day activities of portfolio operations, including resident relations, safety/security, maintenance, marketing, landscaping, inspections, snow removal, and other operations.
  • Maintains excellent customer service and relations with residents, commercial tenants, outside agencies, and vendors.
  • Works on the first and last day of each month until responsibilities are completed; some overtime may be required.
  • Performs other tasks and duties as assigned based on business needs.
  • Shops comparable projects in the market place monthly.
  • Makes appointments, shows apartments, screens applicants, and verifies applications for completion.
  • Meets Company benchmarks for occupancy, rent collections, and timely compliance paperwork.
  • Maintains complete and accurate portfolio files and records, according to department systems, with an emphasis on documentation for future reference.
  • Coordinates with Corporate support staff on management company procedures for processing and distributing information.
  • Prepares all portfolio files to include all preparatory paperwork; prepares all move-out materials.
  • Ensures compliance with state, federal, and local housing laws.
  • Complies with all Sherman Associates, agency, and city compliance requirements.
  • Assists with subsidy administration in accordance with HUD rules and regulations.
  • Engages, contracts, supervises, and approves invoices for all goods/services required to maintain the assigned portfolios up to company and owner standards.
  • Develops operating income/expense budgets and capital budgets that reflect the owner's objectives for operating the property, cash flow requirements, and leasing strategy.
  • Analyzes and distributes financial statements, including operating variances from budget, cash management, and strategies for collection of receivables.

Requirements:

  • 1-3 years of industry experience within residential real estate or equivalent education and real estate management experience.
  • CRM, CAM, COS, or other related professional certification preferred.
  • Proven track record of success in overseeing a portfolio of 50-100 residential units strongly preferred.
  • Excellent verbal, written, and presentation skills; ability to communicate effectively with portfolio tenants, vendors, external parties, and across corporate divisions.
  • Understanding of Affordable Housing Programs (HUD/WEDA Programs) strongly preferred.
  • A valid driver's license, reliable vehicle with insurance, and safe DMV driving record.
  • A passion for the mission, vision, and values of Sherman Associates.
  • Familiarity with Real Page or other related Property Management software (Yardi, Lead2Lease, OneSite Accounting, etc.) strongly preferred.

Salary Information

The estimated salary for this position is $62,000 per year, based on industry standards and the level of responsibility involved.
