Key responsibilities include operating landscaping vehicles, supervising workflow, and ensuring client satisfaction regarding site maintenance.
Additionally, the manager will address facilities maintenance challenges encompassing carpentry, electrical work, HVAC, plumbing, and systems management. Organizing daily operations, monitoring project timelines and budgets, and enforcing compliance with building codes and safety regulations are essential functions of this role. The manager will provide guidance on complex tasks and collaborate with other supervisors, skilled workers, and facility personnel. This position emphasizes efficient and safe maintenance operations, focusing on workforce management while overseeing contractors to deliver exceptional service, including janitorial team supervision.
Key Responsibilities:
- Serve as the primary contact for emergencies, accidents, incidents, or worker-related issues at the contract site, conducting initial investigations and reporting findings to Operations.
- Oversee the entire landscaping and grounds team at the contracted site, regularly evaluating work quality through site visits.
- Manage janitorial staff to ensure cleanliness, maintenance standards, and adherence to floor care protocols.
- Maintain vigilance regarding safety hazards and communicate effectively to ensure a swift response from the team.
- Ensure the accuracy and timeliness of essential reports and records, including contact sheets, incident reports, and workers' compensation forms.
- Be available for flexible working hours, with additional responsibilities as assigned.
- Possess comprehensive knowledge of electrical systems, plumbing, HVAC, and carpentry.
- Assist the Property Manager with tenant improvements and building enhancement projects.
- Coordinate and conduct preventive maintenance on building equipment, documenting all testing and inspections.
- Demonstrate a strong understanding of fire alarm systems and their operations.
- Oversee and evaluate work performed by external contractors, ensuring quality and compliance with standards.
- Build and maintain strong relationships with tenants and vendors.
- Respond to maintenance requests, including plumbing emergencies, equipment failures, HVAC issues, electrical repairs, minor carpentry, and floor care needs.
- Supervise maintenance personnel, troubleshooting, repairing, and performing preventive maintenance on machinery and equipment.
- Train staff in proper maintenance techniques, including floor care procedures, and monitor inventory of spare parts and cleaning supplies.
- Maintain detailed records of repairs and ensure adherence to safety regulations.
- Plan, execute, and test all operations necessary for equipment assembly, modification, troubleshooting, repair, and rebuilding in food manufacturing environments.
Qualifications:
- Certified Pesticide Applicator is preferred.
- A valid driver's license and a driving records check are required.
- Completion of a comprehensive criminal history background check, ability to obtain and maintain a government security clearance as required, and drug testing are mandatory.
- Ensure completion and compliance with all administrative paperwork and procedures, including security measures, while performing duties in accordance with safety rules and regulations.
- Availability for on-call work is necessary.
- Spanish-speaking skills are a plus.
- Familiarity with Salesforce is advantageous.
