Job Summary

We are seeking a highly motivated and experienced Maintenance Supervisor to lead our maintenance team and ensure the upkeep of our properties.

**Key Responsibilities:**

  • Lead the maintenance team to complete work orders, perform preventive maintenance, and property upkeep and repairs.
  • Coordinate and complete resident work orders within 24 hours.
  • Conduct regular community inspections to ensure compliance with company standards.
  • Ensure that all market-ready apartments are prepared for move-in.
  • Perform on-call emergency service as required.
  • Monitor the maintenance and upkeep of all mechanical equipment in the community, including water heaters, HVAC units, and other essential systems.
  • Perform various preventative maintenance functions and record findings in maintenance logs and/or property management software system.
  • Collaborate with the Property Manager to maintain and monitor budget control logs.
  • Verify that contractors have completed insurance requirements before performing work.
  • Ensure compliance with Fair Housing Laws and Standards.
  • Monitor shop inventory to ensure productivity.
  • Complete supply orders in accordance with the annual operating budget.

**Requirements:**

  • High School diploma or GED equivalency, and a minimum of 2-4 years of direct experience as a Maintenance Supervisor or Lead Maintenance Technician for an apartment community.
  • EPA I or II, Universal, or HVAC certification is required.
  • CPO Certification is a plus, and experience maintaining pools is required.
  • Thorough understanding of electrical, plumbing, and HVAC systems.
  • Previous experience with preventative maintenance, vendor relations, and organizing work orders.
  • Experience with property management software, such as Onesite or Yardi, is a plus.
