Job Summary

We are seeking a highly skilled and experienced Community Manager to join our team at Hunt Corporation. As a key member of our property operations team, you will be responsible for ensuring the overall success of our properties and delivering exceptional resident experiences.

Key Responsibilities
  • Directly supervise and manage Community Supervisors, Leasing Specialists, and Resident Service Specialists to ensure seamless property operations.
  • Monitor and manage all accounts receivable, including rent collection, posting, and maintenance of accurate rent rolls.
  • Collect delinquent account balances from previous residents and ensure timely payment processing.
  • Prepare and submit daily, weekly, and monthly financial and leasing reports, including pre-close, closeout, market surveys, and lease expiration matrices.
  • Audit records and files to identify areas requiring administrative action, such as lease expiration dates and delinquent accounts.
  • Process evictions, including paperwork, notices, and court hearings, in accordance with company policies and procedures.
  • Lease units as needed, ensuring execution of leases and lease files are properly completed.
  • Send lease expiration letters and process lease renewals to ensure seamless resident transitions.
  • Conduct competitive property shops to stay informed about market trends and competitor activity.
  • Enter, process, and receive vendor payables, scanning invoices to the AP department for payment processing.
  • Ensure timely correction of unsafe conditions and maintain a safe and secure environment for residents and staff.
  • Process move-ins, move-outs, and lease renewals, ensuring accurate and timely completion of all necessary paperwork.
  • Assist the Community Director with site-level leadership, including staff performance management and resident relations.
  • Develop and implement strategies to enhance resident retention, including planning and organizing social events at the property.
  • Assume responsibility for property operations in the absence of the Community Director, ensuring seamless continuity of services.
  • Ensure compliance with company policies and procedures, including adherence to regulatory requirements.
  • Perform physical inspections of the property to verify condition of vacant units, community appearance, and safety.
  • Coordinate with maintenance and make-ready staff to ensure timely reconditioning of units after move-out.
  • Perform 21-day pre-inspections and move-in/move-out inspections with residents, as requested.
  • Assist in the preparation of weekly, monthly, and quarterly reports and executive summaries.
  • Create purchase orders for office expenses and process invoices for monthly utilities, as needed.
Requirements
  • High School Diploma or GED (or equivalent) required; Bachelor's Degree in Business Administration, Property Management, or related field preferred.
  • 2 years of previous property leasing experience or applicable skills required; 1-3 years of experience managing others required.
  • Previous experience with YARDI preferred.
  • Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, and Outlook).
  • Strong verbal and written communication skills.
  • Ability to work effectively with employees at all levels of the organization and with the military community and command.
  • Reliable, self-motivated, and team-oriented individual with strong attention to detail, communication, client management, and business literacy skills.
  • Discretion and ability to maintain a professional attitude and appearance.
  • Certified Professional of Occupancy (CPO) certification or Accredited Residential Management (ARM) certification highly preferred.
  • Certified Apartment Manager (CAM) certification preferred.
  • Valid Driver's License, in-state required.
Compensation and Benefits

Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and experience. We also offer a generous total compensation and benefits package.
