- Operational Support: Provide support to building operations and maintenance teams to sustain low operating cost.
- Work Planning: Plan and supervise daily building or mechanical systems maintenance operations.
- Staff Management: Supervise maintenance staff, assist in interviewing and hiring; train new employees; plan and issue daily work assignments; monitor work in progress and check completed work; assist with difficult or unusual tasks.
- Project Management: Supervise, and assist with all regular and special functions, activities, and projects of the maintenance team, including ongoing preventive and predictive maintenance tasks, major and minor repairs.
- Operational Excellence: Supporting maintenance of operations for critical building mechanical support systems.
- Process Improvement: Implementing and supporting programs for preventative and predictive maintenance activities.
- Technical Expertise: Understanding equipment issues and designating appropriate skilled trade to repair or diagnose to repair.
- Scheduling: Managing maintenance planning and scheduling.
- Communication: Exhibiting strong customer relations and client partnering mentality.
- Performance Metrics: Managing key performance indicators (KPIs).
- Continuous Improvement: Projecting continuous improvement in support of budgetary initiatives.
- Compliance: Tracking and mitigating potential compliance issues.
- Safety Leadership: Providing safety leadership in support of an accident-free workplace through planning tools and use of JHAs, THAs, LOTO, hot work, and other established safety programs.
- Interpersonal Skills: Demonstrating strong interpersonal skills such as team building, anticipation of operational needs, delegating effectively, and implementing company and client policies.
- Performance Management: Administering Performance Management, including annual goal setting.
- Disciplinary Action: Implementing timely disciplinary action when needed.
- Training and Development: Providing mentoring and training to team members.
- Education: High school diploma or demonstrated equivalent.
- Experience: 8 years of facility operations and maintenance experience including 5 years of facility operations and maintenance supervisory experience in a technical field.
- Technical Knowledge: Technical knowledge of industrial electrical and mechanical systems with the ability to prioritize, assign, track, and trend equipment history.
- Leadership Experience: Experience with developing, managing, and presenting KPI'S.
- Staff Management: Working knowledge of purchasing and/or utilizing and managing subcontracts or vendors.
- Leadership Skills: Staff management experience, including disciplinary action, hiring, terminating, and performance appraisals.
- Physical Demands: Ability to pass a medical evaluation for respirator use and be able to successfully complete a fit test for several types of respirators.
- Security Clearance: Ability to obtain a security access badge at our clients location.
- Communication Skills: Ability to read and understand information contained in a variety of documents or displayed on a computer screen. Demonstrated fluency in computer use including the full Microsoft product line.
- Driver's License: Ability to obtain an appropriate driver's license issued by the State Department of Motor Vehicles, as requested.
- Credentials: Must be able to obtain and maintain facility credentials/authorization. Note: US Citizenship or Permanent Residency is required for facility credentials/authorization at this work location.
