Position Overview:
This role encompasses a diverse array of custodial maintenance responsibilities under the general oversight of a departmental supervisor.

The Facilities Maintenance Specialist is tasked with ensuring that the university's facilities are kept in a clean, safe, and orderly condition, adhering to established cleaning standards.

The individual must be proficient in utilizing various cleaning equipment and materials while also engaging in manual labor associated with cleaning tasks.


Key Responsibilities:
Primary duties will include, but are not limited to the following:
  • Conduct general cleaning activities such as waste disposal, dusting, furniture upkeep, glass cleaning, and pressure washing of surfaces, necessitating the ability to stand, walk, crouch, bend, and demonstrate dexterity with hands and arms.
  • Perform a variety of floor maintenance tasks including dust mopping, scrubbing, vacuuming, spot cleaning carpets, spray buffing, burnishing, stripping, resealing, and refinishing floors, which requires the ability to stand, walk, crouch, and bend for extended durations.
  • Clean and sanitize restrooms, encompassing fixtures, showers, tubs, walls, ceilings, and floors.
  • Restock paper products and soap as needed.
  • Ability to bend, twist, reach overhead, and scrub using rotating motions of hands and arms.
  • Empty waste receptacles, dispose of trash in compactors and/or dumpsters, and bag waste for proper disposal; this requires walking, bending, and lifting heavy bags and containers, with the capacity to lift 25 pounds independently and 50 pounds with assistance.
  • Perform routine maintenance on custodial equipment and supplies, which necessitates dexterity with hands.
  • Unlock doors to conduct cleaning in secured areas and ensure that doors are locked post-cleaning.
  • Move furniture, which involves heavy lifting, pushing, and pulling, up to 25 pounds independently and up to 50 pounds with assistance.
  • Report hazardous conditions and facilities requiring repair to the appropriate personnel, which may include submitting or recommending work orders and checking supply levels.
  • Address concerns from students and other user groups in a supportive, professional, and timely manner.
  • Maintain knowledge of custodial methods, supplies, and equipment to implement them in a cost-effective manner.
  • Participate in training and quality improvement initiatives to enhance workplace safety and environmental practices; assist in on-the-job training of new staff on routine procedures.
  • Assist with light maintenance tasks such as replacing light bulbs or adjusting furniture, which may require the use of stepstools or ladders.
  • Establish and maintain effective working relationships with colleagues, students, and the university community.
  • Adhere to university policies and procedures.
  • Perform special assignments as directed.
Required Skills:
  • Ability to follow written and oral instructions in English and perform custodial duties with minimal supervision.
  • Proficient in the safe use of various cleaning chemicals, following manufacturer's specifications.
  • Capable of operating carpet vacuums, floor machines, carpet extractors, wet/dry vacuums, pressure washers, and related cleaning tools and equipment.
  • Ability to apply recognized standards of good practice relevant to safety, security, and custodial techniques.
  • Effective planning and coordination of multi-task requirements to meet objectives and deadlines.
  • Ability to walk and climb stairs, providing the manual labor necessary to fulfill job functions in multi-story buildings.
  • Willingness to work in environments with extreme temperatures and humidity, as well as in areas that may be dusty or noisy.
Experience:
  • High school diploma or GED preferred, but not essential with relevant experience.
  • One year of experience in custodial work; experience in a multi-building custodial environment is preferred, or an equivalent combination of experience and training.
