Key Responsibilities:

  • Community Performance: Strive for continuous improvement in community performance, ensuring a positive and professional attitude among team members.
  • Day-to-Day Activities: Direct and manage the day-to-day activities of the community, including maintenance, marketing, leasing, and safety/security.
  • Cash Flow and Leasing Strategy: Manage cash flow and develop a leasing strategy to optimize property performance.
  • Compliance and Audits: Conduct regular audits to ensure compliance with regulations and bring non-compliance issues to the attention of the Portfolio Manager.
  • Housing Inspections: Coordinate housing inspections and follow up on citations to ensure compliance.
  • Financial Analysis: Analyze monthly financial statements and prepare detailed budgets to inform business decisions.
  • Community Files and Records: Maintain accurate community files and records, ensuring easy access to critical information.
  • Revenue Collection and Invoicing: Coordinate the collection of revenues and approve invoices for goods and services.
  • Team Leadership: Lead maintenance technicians, office staff, and leasing team members, providing guidance and support as needed.
  • Resident Relations: Manage resident relations, responding to requests for repairs and ensuring a positive living experience.
  • Training and Development: Participate in required training and monitor team member participation to ensure ongoing development and improvement.

Qualifications:

  • Experience: 4 years of experience in property management, preferably in affordable housing.
  • Knowledge: Strong knowledge of affordable housing programs and property management software.
  • Analysis and Communication: Ability to analyze financial statements and provide recommendations, as well as strong written and verbal communication skills.
  • Teamwork and Time Management: Ability to work independently and in a team setting, with excellent time management and organizational skills.
  • Supervisory Experience: Previous supervisory experience is required.

Work Environment:

The Community Manager - Affordable Housing will work both inside and outside of apartment buildings and throughout the property, with exposure to various elements. Routine local travel may be required for property assistance and training.
