DHI Communities, a division of D.R. Horton, Inc. focused on multifamily development, is currently seeking a Service Manager-PM. The ideal candidate will oversee our Build-To-Rent communities while ensuring exceptional customer satisfaction. Responsibilities include managing all customer warranty requests, whether through direct repairs or coordinating with subcontractors. The Service Manager will be accountable for the community's maintenance, conducting inspections, repairs, general upkeep, and the turnover process, as well as proactively addressing customer concerns before and after residents move in.

Key Responsibilities include but are not limited to:
  • Assessing resident repair requests to determine warranty eligibility
  • Processing and completing work orders and requests for home repairs
  • Executing necessary repairs, including carpentry, drywall, texture repair, and painting
  • Coordinating and supervising subcontractors for warranty and turnover repairs
  • Ensuring warranty work is completed in accordance with contractor obligations
  • Following up with homeowners to address concerns promptly and professionally, while soliciting online reviews to enhance company reputation
  • Managing charge-back documentation and invoices
  • Maintaining an essential inventory of parts and supplies for customary work
  • Tracking warranty status for applicable items
  • Conducting construction and acceptance walks on ready homes to uphold quality standards, documenting necessary rectifications
  • Responding to emergency service calls during on-call hours
  • Overseeing the move-out process, including key exchanges, identifying repairs, estimating costs, and selecting vendors
  • Facilitating move-in and move-out orientations, including home condition assessments and arranging necessary work
  • Maintaining grounds, common areas, and amenities, including cleaning and painting tasks
  • Conducting all business in a professional and ethical manner to enhance customer relations and company profitability
  • Collaborating effectively with various support teams to ensure quality documentation and community performance
  • Being available for emergency services after hours
  • Willingness to travel overnight as needed
Supervisory Responsibilities
  • Oversees a team of two or more employees
Qualifications

Required Qualifications
  • High school diploma or GED
  • Five to seven years of relevant experience, including carpentry, drywall, texture repair, and painting
  • Possession of a vehicle for transporting supplies, a valid driver's license, personal tools, and willingness to travel between designated communities
  • Ability to work independently and maintain productivity without supervision
  • Proficiency in using DHI Residential warranty applications on various devices
  • Ability to follow instructions in written or oral form
  • Competence in MS Office and email communication
  • Physical ability to stand, walk, kneel, bend, climb, and lift up to 50 pounds, with regular exposure to outdoor conditions and potential hazards
Preferred Qualifications
  • Prior experience as a Service Manager in Residential/Property Management
  • Experience with minor electrical, plumbing, and HVAC repairs
  • Experience in community onboarding and disposition is advantageous
