• Investigar y hacer seguimiento sobre la efectividad, tiempos de respuesta, servicios, rendimiento y carga de trabajo para contratar y retener a los mejores Subcontratistas.

• Gestionar todos los documentos contractuales, incluyendo la preparación de planes y documentación para el proceso de licitación; verificar la precisión y completitud de todos los documentos.

• Asistir al Director de División y/o VP de División o Compras en la negociación de la compra de toda la mano de obra y materiales.

• Presentar documentos de presentación de planes maestros, permisos de uso temporal y solicitudes a las autoridades correspondientes para nuevos desarrollos, así como adiciones y/o cambios; monitorear actualizaciones de tarifas.

• Coordinar horarios de rotación, listas de rotación y planes de trazado para los cronogramas de producción.

• Acelerar todos los pedidos de planos.

• Coordinar el proceso de licitación para nuevos desarrollos, incluyendo el desarrollo de paquetes de licitación con planes, alcances de trabajo y características estándar y opcionales; recibir, revisar y aprobar cotizaciones/licencias.

• Crear una lista de características estándar y desarrollar un programa de opciones.

• Generar hojas de cálculo a partir de licitaciones completas y precisas que reflejen los respectivos alcances de trabajo de cada oficio.

• Asistir en el análisis de costos base y precios de opciones. (Con mayor énfasis en nuevas comunidades).

• Revisar planes, alcances de trabajo y especificaciones para asegurar su precisión.

• Re-licitar/re-negociar contratos con Proveedores una vez que los precios hayan expirado o se solicite un aumento.

• Investigar y proporcionar análisis e información de respaldo detallada sobre por qué es necesario aplicar un aumento.

• Coordinar horarios de rotación, listas de rotación y planes de trazado para los cronogramas de producción.

• Proyectos y asignaciones especiales, frecuentes y continuos.

Calificaciones

  • Mínimo de tres (3) años de experiencia en un rol de compras/administrativo.
  • Se prefiere título universitario.
  • Dominio de productos de MS Office, con excelencia en Excel y SharePoint.
  • Experiencia con Salesforce y software E1/JD Edwards es un plus.
  • Capacidad para leer e interpretar planos y otros documentos de construcción.
  • Experiencia con licitaciones de grandes proyectos y eventos de licitación es un plus.
  • Disfrutar de un entorno de trabajo rápido y de alto volumen.
