Position Overview
The Site Operations Manager is responsible for overseeing and coordinating the comprehensive construction activities across various building projects, ensuring that all operations align with established standards and timelines.
Key Responsibilities
To excel in this role, the individual must effectively manage the following duties:
• Analyze project plans and specifications to determine timelines, staffing needs, and the timely acquisition of necessary tools, materials, and equipment to adhere to construction schedules.
• Participate in or lead all preconstruction, site, and progress meetings, while inspecting ongoing work to guarantee compliance with plans, specifications, and quality standards.
• Oversee the establishment of the site office and equipment areas, ensuring that all required permits, labor notices, and safety regulations are prominently displayed.
• Supervise personnel and subcontractors in planning and executing work procedures, interpreting project documents, and coordinating various construction phases to maintain budgetary and scheduling goals while upholding safety and quality standards.
• Collaborate with supervisory staff and contractors to address workforce complaints and grievances.
• Engage with company leadership, designers, subcontractors, and suppliers to troubleshoot construction challenges and enhance operational methods.
• Maintain and update reports on project progress and material usage, conducting bi-weekly reviews to ensure effective planning and execution of work schedules.
• Ensure all change orders are accurately documented and reflected in the 'as-built' plans.
• Manage the 'Punch Out' process throughout the project lifecycle.
• Mentor and develop subordinate personnel to enhance their skills and performance.
• Ensure timely completion of all required regulatory inspections.
• Monitor adherence to the general conditions budget.
• Enforce compliance with OSHA regulations and safety protocols, ensuring that safety equipment is available on-site, safety meetings are attended, daily safety inspections are conducted, and good housekeeping practices are maintained.
• Foster positive relationships with project managers, clients, engineers, inspectors, architects, subcontractors, and other key stakeholders.
• Additional responsibilities may be assigned as needed.
Supervisory Duties
This role involves managing a team of 1–10 subordinate supervisors and subcontractors, overseeing a workforce of up to 100 employees on-site. Responsibilities include directing, coordinating, and evaluating all operational processes, in accordance with company policies and applicable regulations. This includes training staff, planning and assigning tasks, evaluating performance, and addressing any issues that arise.
Qualifications
To succeed in this position, candidates must meet the following qualifications:
Education and Experience: A four-year degree (B.S.) or equivalent experience, along with 5-10 years of relevant experience or a suitable combination of education and experience.
Language Proficiency: Ability to read and interpret complex documents such as plans, safety regulations, and operational manuals. Proficient in writing reports and communicating effectively with groups.
Mathematical Proficiency: Competence in mathematical concepts including probability, statistics, and geometry, with the ability to apply these concepts to practical scenarios.
Reasoning Skills: Ability to solve practical problems and navigate various concrete variables in situations with limited standardization.
Technical Skills: Proficiency in Project Management software and Spreadsheet applications is essential for this role.
