Job Summary: We are seeking a highly skilled Preconstruction Manager to join our team at Russell Tobin. As a key member of our preconstruction team, you will be responsible for overseeing all aspects of the estimating, preconstruction, and bidding processes for a wide range of ground-up and interior projects.
About the Role: This is a mid-to-senior level estimator/preconstruction manager position that requires a strong background in preconstruction, estimating, and project management. You will be working closely with our design-build team to develop scopes of work, project bid packages, and provide multiple budgets for owners and clients.
Responsibilities:
- Estimating and Preconstruction: Manage estimating and preconstruction assignments for diverse projects, including ground-up and interior projects.
- Bid Execution: Execute bids, particularly in the design-build delivery method, to ensure the best possible outcomes for our clients.
- Scope Development: Define, prepare, and develop scopes of work and project bid packages to meet the needs of our clients.
- Budgeting: Provide multiple budgets for owners and clients, including conceptual, schematic, design, and final GMP pricing.
- Relationship Building: Develop and maintain relationships with trade contractors and suppliers to ensure the best possible outcomes for our clients.
- Communication: Communicate effectively with owners, clients, architects, and engineers to ensure seamless project execution.
- Strategic Planning: Strategize and collaborate on early design and budget phases to ensure the best possible outcomes for our clients.
- Information Provision: Provide detailed and accurate information in a timely manner to support project execution.
- Trade Management: Ensure the best bids are obtained for each trade to meet the needs of our clients.
- Training and Development: Train junior members on take-off procedures and other estimating basics to support team growth and development.
- Value Engineering: Identify value engineering opportunities to optimize project outcomes.
Qualifications:
- Preconstruction Experience: 7+ years of preconstruction experience on a diverse portfolio of projects.
- Organizational Skills: Strong organizational and time management skills to support project execution.
- Collaboration: Effective collaborator and willing team player to support team growth and development.
- Estimating Software: Proficient in Estimating Software (Building Connected, Plan Swift, Bluebeam, etc.).
- Relationships: Good relationships with local subcontractors, engineers, and architects.
- Communication Skills: Detail-oriented and strong communication skills to support project execution.
- Project Knowledge: Well-versed in project design, budgeting, blueprints, and trade bidding processes.
