We are seeking a skilled Maintenance Supervisor to join our team at Tribeca, a modern residential community in Grandview. As a key member of our maintenance team, you will play a critical role in ensuring exceptional service delivery to our residents through quality maintenance practices.


Job Summary: The Maintenance Supervisor will be responsible for overseeing the facilities at Tribeca, prioritizing, assigning, and providing quality control of work orders performed by maintenance team members, and participating in on-call emergency duties.


Salary Range: $65,000 - $80,000 per annum, based on location and industry standards.


Key Responsibilities

  1. Lead the maintenance team, providing effective training, motivation, and development of team members to achieve daily tasks and larger goals.
  2. Prioritize, assign, and provide quality control of work orders performed by maintenance team members, monitoring and participating in the daily completion of work orders.
  3. Supervise and/or perform high-level, technically proficient, and urgent/sensitive work orders, including HVAC, electrical, plumbing, general carpentry, and items with larger legal implications.
  4. Source contracts and proposals from vendors, negotiate for best pricing, schedule, and oversee completion of vendor work.
  5. Execute the turnover of units and make-readies for new residents.
  6. Maintain the property's preventative maintenance plan to ensure curb appeal and physical integrity of the overall property.
  7. Contribute to developing, implementing, and managing the maintenance budget, managing parts inventory, and controlling costs to maintain budget.
  8. Collaborate with the Facilities team in coordinating construction and rehabilitation projects, including planning, vendor engagement, bidding, progress inspections, timeline, scheduling, and approval of completed projects.
  9. Ensure overall organization and cleanliness of work areas and maintenance shops.
  10. Participate in on-call emergency duties.


Requirements

  • High school degree or equivalent required; bachelor's degree preferred.
  • At least 2 years' experience in student housing, conventional multi-family apartment maintenance required.
  • Previous supervisory experience strongly preferred.
  • EPA Certification (Type I and II) required.
  • CPO (Certified Pool Operator) certification required or ability to obtain at properties with a pool within the first 6 months of employment.
  • Must be able to frequently walk and occasionally stoop, kneel, crouch, or crawl; must be able to lift/move loads up to 50lbs as well as use a ladder.
  • Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
