Facilities Manager for Luxury Properties

About the Job

This is a challenging and rewarding role that requires a strong leader to oversee facilities at a mid-rise property. As a Maintenance Supervisor, you will be responsible for ensuring exceptional service is delivered to residents through quality maintenance practices. You will work closely with the Property Manager to champion the Coastal culture and support maintenance associates in their roles.

Your Responsibilities

As a key member of the team, your duties will include:

  • Oversight of the maintenance team, including training, motivation, and development of team members
  • Prioritization, assignment, and quality control of work orders performed by maintenance team members
  • Supervision of high-level, technically proficient, and urgent/sensitive work orders, including HVAC, electrical, plumbing, general carpentry, and other critical tasks
  • Management of vendor contracts and proposals, scheduling, and oversight of completion of vendor work
  • Execution of the property's preventative maintenance plan to maintain curb appeal and physical integrity of the overall property
  • Assistance with budget management, parts inventory control, and cost reduction strategies
  • Coordination with the Facilities team on construction and rehabilitation projects, including planning, vendor engagement, bidding, progress inspections, timeline and scheduling, and approval of completed projects
  • Maintenance of a clean and organized work area and shop space
  • Participation in on-call emergency duties

Requirements

To be successful in this role, you will need:

  • A high school degree or equivalent; a bachelor's degree is preferred
  • At least 2 years' experience in student housing, conventional multi-family apartment maintenance
  • Previous supervisory experience is strongly preferred
  • EPA Certification (Type I and II) is required; CPO certification is also required or obtainable within 6 months
  • The ability to frequently walk and occasionally stoop, kneel, crouch, or crawl
  • The ability to lift/move loads up to 50lbs and use a ladder
  • Living within 30 miles of the assigned property and having reliable transportation for on-call duties
