About the Role:
This is an exciting opportunity for a seasoned Construction Project Manager to join our team at Pyramid ETC Companies, LLC. As a key member of our construction management team, you will be responsible for overseeing large-scale, tenant-occupied affordable housing projects in Staten Island, NY, with potential for other projects in the 5 boroughs of New York and Dutchess County, NY.

Your Responsibilities:
* Prepare comprehensive scopes and RFPs for construction projects
* Develop strong knowledge of mechanical systems, including HVAC, Boiler systems, and other critical infrastructure
* Estimate project costs and create comprehensive project schedules
* Execute subcontractor bidding procedures, including the development of Scopes of Work, Bid Lists, and Unit Cost Bid Comparisons
* Interface with owners and/or representatives on schedule, requisitioning, and critical project issues
* Create and manage incoming and outgoing correspondence, RFI's, Change Orders, and other project documentation
* Motivate and develop subcontractor interest in the project(s)
* Prepare and follow project budgets and track expenses
* Prepare AIA payment application documents and ensure timely payment to subcontractors
* Interface with local building department officials to obtain necessary permits and coordinate project close out
* Manage construction scheduling and sequencing, anticipating long lead items and recognizing critical paths
* Manage and administrate owner change orders
* Schedule and conduct regular meetings with owners, architects, and contractors, preparing and distributing meeting minutes as needed
* Hold weekly production and safety meetings, monitoring site safety and quality control
Requirements:
* Minimum 3-5 years experience in construction project management, preferably in occupied multi-family residential units
* Willingness to travel to project sites as required
* Thorough understanding of construction processes, management techniques, methods, and materials
* Bachelor's degree in engineering, construction, or a related field (plus) preferred
* Proficiency in Microsoft Project, Word, Excel, and Outlook, with experience in Timberline and BlueBeam (plus)
