Position Summary: The Building Maintenance Specialist is tasked with the maintenance and preservation of the condominium facilities, ensuring a secure and well-kept environment for all residents.

Required Qualifications:
  • Low pressure Black Seal License is advantageous.
  • Demonstrated experience in maintenance, repair, or a related discipline.
  • Comprehensive understanding of building systems, including plumbing, electrical, HVAC, and carpentry.
  • Exceptional troubleshooting and problem-solving abilities.
  • Capacity to work autonomously as well as collaboratively.
  • Meticulous attention to detail and strong organizational capabilities.
  • Basic computer proficiency for documentation and communication.
Always maintain a positive demeanor with a proactive approach while executing all maintenance responsibilities.
Proficiency in reading, writing, and comprehending English is essential.
Strong written and verbal communication skills are required.
Ability to articulate clearly for effective understanding.
Capacity to interpret and understand information presented both orally and in writing.
Adhere to the dress code and consistently present a professional appearance.
Always be courteous and helpful.
Must successfully complete a background investigation and drug screening.

Key Responsibilities:The responsibilities of the Building Maintenance Specialist include, but are not limited to, the following:
  • Execute routine maintenance tasks such as plumbing, electrical work, HVAC, carpentry, and general repairs.
  • Conduct regular property and equipment inspections to identify and address maintenance requirements.
  • Respond swiftly to maintenance requests as directed by the Chief Engineer.
  • Manage and perform seasonal tasks, including but not limited to snow removal.
  • Ensure adherence to safety standards and building regulations.
  • Maintain accurate records of maintenance activities, repairs, and supply inventory.
  • Collaborate with external contractors and vendors for specialized repair services.
Be knowledgeable about all community amenities.
In case of emergencies, the Building Maintenance Specialist must be prepared to implement building emergency procedures promptly as required.

Work Environment:
No smoking or vaping is permitted on the Association property or within the building.
Ability to work in diverse environmental conditions, including exposure to heat, wind, cold, and outdoor elements.
Physical endurance and capability to perform manual labor, including lifting, bending, and standing for extended durations.
Must be able to climb ladders up to twenty (20) feet high and not have a fear of heights.
Ability to lift up to fifty (50) pounds.
Must be available to work flexible hours, including evenings, weekends, and holidays as necessary.
Participate in on-call rotation for after-hours emergencies.
