Key Responsibilities:

  • Team Leadership: Direct and supervise the daily activities of the maintenance team, including planning and preparing work schedules, assigning tasks, and delegating work.
  • Staff Management: Interview, hire, and train maintenance staff, as well as determine and implement associate performance actions such as raises, promotions, discipline, and terminations.
  • Preventative Maintenance: Schedule and monitor preventative maintenance and apartment turns, and assist with repairs as needed.
  • Problem-Solving: Assist maintenance staff in diagnosing problems and repairs in areas such as HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances.
  • Customer Service: Ensure resident maintenance issues and repairs are responded to promptly and professionally, and handle escalated maintenance issues.
  • Inspections: Inspect apartments before and after move-in and move-outs, as well as after the apartment has been turned, and perform property inspections on a regular basis to maintain cleanliness and identify problems.
  • Vendor Management: Manage vendor selection and vendor relations to ensure quality performance, and obtain bids from outside contractors as needed.
  • Financial Management: Prepare, execute, and monitor maintenance budget, and ensure expense control.
  • Communication: Communicate with property owners and/or supervisor regarding the overall maintenance function at the property, and ensure excellent customer service to prospective and current tenants.

Requirements:

  • Education: Associate's degree or equivalent technical training in residence property maintenance.
  • Experience: Minimum of 3 to 5 years of progressive experience and responsibility in a maintenance field, with two years of supervisory experience directing a multi-functional maintenance staff.
  • Skills: Strong mechanical aptitudes, and a working knowledge of electrical and mechanical systems, excellent trouble-shooting and diagnostic skills, and ability to define problems and resolve them quickly.
  • Communication: Strong supervisory skills, coupled with excellent oral and written communication skills, and ability to work well with ever-changing priorities and situations.
