About the Role

We are seeking a highly skilled and motivated Maintenance Supervisor to lead our maintenance team in Phoenix. This role will be based in North Phoenix at our Montelano property.

Key Responsibilities
  • Manage the day-to-day operations of the property, including coordinating with outside contractors and supervising subordinate technicians.
  • Interview, hire, and train maintenance staff, and direct and supervise daily activities, such as planning and preparing work schedules, assigning tasks, and monitoring progress and workflow.
  • Determine and implement associate performance actions, such as raises, promotions, discipline, and terminations.
  • Schedule and monitor preventative maintenance and apartment turns, and assist with repairs as needed.
  • Assist maintenance staff in diagnosing problems and repairs in areas such as HVAC, electrical, plumbing, swimming pool, carpentry, drywalling, exterior structural, and appliances.
  • Ensure resident maintenance issues and repairs are responded to promptly and professionally, and handle escalated maintenance issues.
  • Inspect apartments before and after move-in and move-outs, as well as after the apartment has been turned.
  • Perform property inspections on a regular basis to maintain cleanliness and identify problems.
  • Ensure swimming pool and fitness areas are inspected daily.
  • Inspect buildings and grounds to ensure safety and cleanliness, and alert the Maintenance team to items that need to be repaired.
  • Manage vendor selection and vendor relations to ensure quality performance.
  • Obtain bids from outside contractors and oversee contractor work for completeness.
  • Prepare, execute, and monitor the maintenance budget and ensure expense control.
  • Purchase maintenance supplies for the property while staying within the planned budget.
  • Review, prepare, and submit property invoices accurately and in accordance with established guidelines.
  • Communicate with property owners and/or supervisors regarding the overall Maintenance function at the property.
  • Ensure excellent customer service to prospective and current tenants and promote a quality living experience for all residents.
  • Promote and participate in Company-sponsored training programs and ensure subordinate associates participate in all training classes within the required time frame.
  • Participate in Company-provided training, such as fair housing, safety, non-discrimination, and harassment prevention.
  • Comply with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
Requirements
  • Associate's degree or equivalent technical training in Residence Property maintenance.
  • Minimum of 3 to 5 years of progressive experience and responsibility in a maintenance field, with two years holding a supervisory position directing a multi-functional maintenance staff.
  • Strong mechanical aptitudes and a working knowledge of electrical and mechanical systems.
  • Excellent trouble-shooting and diagnostic skills.
  • Ability to define problems and resolve them quickly, familiarity with local building codes and OSHA regulations.
  • Familiarity with all current health and safety regulations.
  • Requires strong supervisory skills, coupled with excellent oral and written communication skills.
  • Ability to work well with ever-changing priorities and/or situations.
