Key Responsibilities:
- Formulate and execute management strategies for designated properties to meet investor return expectations while adhering to corporate goals and legal requirements.
- Analyze market dynamics for each property and the broader real estate investment landscape to inform business strategy. Relay competitive insights and market conditions to stakeholders.
- Project availability of competitive spaces for each property and create marketing and pricing strategies to enhance asset value. Anticipate absorption rates for vacant units.
- Collaborate with leasing teams or external leasing agents on property leasing strategies and assist with lease renewals as necessary.
- Implement company standards for tenant coordination, including finish specifications, planning, risk management, pricing proposals, invoicing for tenant contributions, and oversight of project completion.
- Continuously assess operating expenses by reviewing property performance against approved budgets, suggesting and approving adjustments to meet financial objectives.
- Review monthly operational reports for each property, ensuring accurate preparation of expense reconciliations and overseeing the completion of periodic reports for property owners.
- Build and maintain strong relationships with key tenants to reinforce the company's commitment to high-quality service and facilities, ensuring prompt and effective customer support.
- Foster and enhance relationships with hospitals within the assigned portfolio, creating sustainable partnerships.
- Serve as a knowledgeable resource for hospital partners, providing support and innovative solutions to consistently exceed expectations.
- Monitor tenant service requests and overall customer satisfaction.
- Oversee the performance of direct reports, providing constructive feedback, evaluations, and recommendations for professional development.
- Set clear goals and objectives for team members and conduct regular performance assessments.
- Ensure adherence to employment policies and address any performance-related issues.
- Evaluate company policies and procedures to drive continuous improvement in real estate management functions.
- Develop relationships with tenants, third-party vendors, contractors, architects, and engineers.
- Follow up on tenant accounts receivable issues and manage invoicing for late payments when necessary.
- Conduct regular site inspections to engage with tenants, staff, and vendors.
- Coordinate necessary inspections related to building systems and safety protocols.
- Manage all aspects of base building and tenant improvement projects, including vendor selection, contract preparation, oversight of contractors, and ensuring project timelines are met.
- Ensure compliance with all tenant lease agreements and uphold landlord and tenant obligations.
- Skills, Knowledge, and Expertise
Education:
Bachelor's Degree in Finance, Real Estate, or a related discipline - Required
Work Experience:
- 7+ years of experience in commercial real estate analysis and management - Required
- 5+ years of experience in property management, leasing, or operations - Required
- 3+ years of experience in a managerial role - Preferred
Skills:
- Proficient in Microsoft Office Suite
- Experience with Excel, Timberline, Yardi, MRI
- Strong analytical and organizational abilities
- Excellent written and verbal communication skills
- Effective client and team management capabilities
Licenses:
Real Estate License - Preferred
