POSITION SUMMARY

The core responsibility of this role is to execute a range of tasks aimed at preserving and enhancing the physical condition of assigned properties. The successful candidate will apply advanced skills to identify maintenance issues and carry out necessary repairs. Additionally, this position requires the ability to respond to urgent maintenance needs as they arise.

All actions taken in this role should align with Advantix's strategic objectives and contribute positively to the organization's mission.

KEY RESPONSIBILITIES

The following tasks are typically expected in this role:

  • Address maintenance requests and perform repairs efficiently.
  • Diagnose and rectify issues related to HVAC systems, electrical components, plumbing, elevators, carpentry, drywall, exterior structures, and appliances.
  • Maintain clear communication with the Maintenance Supervisor and residents regarding work progress and any emerging issues.
  • Conduct property inspections, identify concerns, and notify the Maintenance Supervisor of necessary actions.
  • Be available for on-call duties and handle emergency maintenance tasks as needed.
  • Engage in special projects as assigned.
  • Carry out additional related responsibilities as required.

EDUCATION AND EXPERIENCE

  • A High School Diploma or G.E.D. is required, along with four (4) years of relevant experience in construction or maintenance. Equivalent combinations of education and experience may be considered.
  • A valid Indiana Driver's License is required.

QUALIFICATIONS

To excel in this position, candidates must demonstrate the following competencies:

  • General knowledge of plumbing, electrical, painting, carpentry, and property maintenance.
  • Familiarity with equipment and appliance operation and minor repairs.
  • Understanding of safety protocols, fire prevention, and first aid.
  • Knowledge of building maintenance practices.
  • Strong skills in measurement and mathematical calculations.
  • Ability to make sound judgments and decisions.
  • Excellent problem-solving and communication skills.
  • Consistent attendance and punctuality.

TECHNICAL SKILLS

Successful candidates should possess average proficiency in computer software such as MS Word and Outlook, with the ability to utilize internet resources for research and report development. Proficiency in operating and troubleshooting computers is essential, along with the capacity to learn new software as required.

PHYSICAL REQUIREMENTS

The physical demands of this position include the ability to operate a motor vehicle to visit various properties, frequently move throughout assigned locations, and work in diverse conditions, including elevated areas and confined spaces. The role may involve lifting and carrying items over 50 pounds.

Work may expose the employee to typical office environment risks, as well as those associated with on-site inspections of buildings and construction areas.
