Job Title: Maintenance Technician II

GK Management Co., Inc. is a leading real estate development and management group seeking a skilled Maintenance Technician II to join our team. As a key member of our maintenance team, you will be responsible for ensuring the overall appearance and maintenance needs of our communities are met.

Key Responsibilities:
  • Assist the Maintenance Manager in daily activities, applying GK policies and procedures to all maintenance operations.
  • Ensure all work is completed to GK standards, collaborating with the Maintenance Manager to coordinate move-in schedules and repairs.
  • Manage open service requests through Onesite, completing work orders within 24-48 hours.
  • Communicate with the Maintenance Manager regarding work status and potential issues, reporting any potential liabilities.
  • Deliver exceptional customer service to residents, maintaining a clean and attractive environment around the leasing office, clubhouse, pool, laundry rooms, mailrooms, and common areas.
  • Pick up trash on the property and in common areas, including driveways, parking lots, curbs, trash receptacles, and exterior hallways.
  • Ensure policies and procedures, safety, and compliance expectations are met, assisting with schedule and conducting preventative maintenance on equipment, electrical and plumbing systems, HVAC, swimming pools, carpentry, drywall, exterior structural, and appliances.
  • Work with the Maintenance Manager to complete monthly and annual inspections on time, reporting any inoperable vehicles, leaks, mold, injuries, criminal activity, and submitting incident reports immediately.
  • Participate in safety meetings, performing all work duties in a safe and efficient manner, in accordance with company safety policies.
  • Respond promptly to resident complaints, concerns, and requests, working with the Maintenance Manager to resolve issues.
Requirements:
  • 2+ years' experience in maintenance or a related industry.
  • Previous multifamily property experience is highly preferred.
  • Ability to work under pressure, organize, and prioritize responsibilities.
  • Customer service orientation with the ability to work with residents, vendors, management, and co-workers.
  • Excellent communication skills, both verbal and written.
  • Knowledge of Fair Housing and OSHA.
  • Previous experience in work order management software and MS Office products, Excel, Word, and Outlook is highly preferred.
Working Conditions:

The majority of the work day is spent indoors performing repairs inside apartments and when performing computer-related work. Exposure to seasonal temperatures occurs during summer and winter months.

While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts, and vibration. The noise level in the work environment and job sites can be loud.
