The Project Manager ensures that all specifications and designs are adhered to while maintaining project timelines and budget constraints.

Key Responsibilities:

  • Estimating and Procurement: Responsible for project estimates, issuing subcontracts, and managing purchase orders.
  • Scheduling: Organize subcontractors, consultants, and vendors to align with critical project timelines for successful completion.
  • Quality Assurance: Conduct quality control assessments to ensure work meets required standards.
  • Communication: Facilitate communication within the project team regarding ASIs, RFIs, and material submissions.
  • Compliance Monitoring: Ensure subcontractors are fully executing their contracted scope of work.
  • Multi-Site Management: Oversee operations at multiple job sites concurrently.
  • Meetings: Lead subcontractor meetings to coordinate project activities.
  • Punch List Management: Identify and complete job progress and final punch list items.
  • Budgeting Assistance: Aid in budgeting, bidding, and the awarding of subcontracts for larger projects.
  • Permitting: Obtain necessary permits and approvals for project revisions.
  • Scope Identification: Recognize areas of work that fall outside of the contracted scope.
  • Pre-Construction Meetings: Conduct pre-construction meetings with subcontractors.
  • OAC and OEC Meetings: Attend and facilitate Owner-Architect-Contractor and Owner-Engineer-Contractor meetings.

Supervisory Role: The Project Manager will supervise all staff, subcontractors, consultants, and vendors daily, ensuring adequate manpower and compliance with work standards. This includes oversight of Superintendents when applicable.

Qualifications:

  • Minimum of five years of verifiable experience with a comprehensive understanding of trades and proficiency in computer applications.
  • Experience in multifamily projects is preferred.
  • Proficient in Microsoft Office Suite (Excel, Word, Project, and Outlook).

Additional Requirements:

  • Must be able to travel to assigned job sites.
  • Must pass random drug screenings.
  • Maintain an alcohol-free work environment.
  • Must not report to work under the influence of drugs or alcohol.
