Estimated Salary: $55,000 - $65,000 per year

Job Description

The Maintenance Operations Specialist will be responsible for providing maintenance and service needs for assigned properties, including daily maintenance duties, inspections, and record-keeping. You will also foster positive relationships with tenants and management through proactive communication and exemplary customer service.

This position requires strong leadership, communication, and interpersonal skills, as well as proficiency in property management software and reporting. Key Responsibilities:
  • Maintenance Operations:
    • Coordinate day-to-day maintenance duties assigned for completion for the assigned property, ensuring timely completion of service requests and preventive maintenance tasks using both NSPIRE standards and company expectations.
    • Conduct regular weekly inspections of the property to identify maintenance needs, safety hazards, and curb appeal and complete tasks as needed during or after the inspections.
    • Maintain all records of service completion activities and products used within the facilities portion of the operating system and close out all work orders completed daily.
    • The maintenance technician will be required to work and be on-call as scheduled and assigned by management.
  • Tenant and Client Relations:
    • Serve as a leader in ensuring prompt and satisfactory resolution for the community and the residents.
    • Foster positive relationships with tenants and management through proactive communication and exemplary customer service.
    • Address tenant concerns and inquiries professionally and urgently, maintaining tenant satisfaction and retention.
    • While working inside an occupied apartment, do not use residents' items for any reason to complete maintenance work orders.
  • Budget and Financial Management:
    • Be proactive in managing supplies and products, inventory responsibilities for reporting low levels of supplies, assist in maintaining spending limits as listed in the budget, and maintain a clean and orderly shop.
    • Golf carts must be kept clean and organized throughout the workday. Inspect and maintain the golf cart in a safe and usable manner daily.
  • Safety and Compliance:
    • Ensure compliance with all safety regulations, building codes, and company policies related to property maintenance and operations.
    • Perform routine inspections, maintenance of safety equipment, and emergency preparedness procedures to maintain a safe environment for tenants and staff.
    • NSPIRE standards and company expectations are required in all maintenance tasks.

Required Skills and Qualifications:

  • Proven experience in maintenance positions.
  • Strong knowledge of building systems, maintenance practices, and regulatory requirements.
  • Excellent leadership, communication, and interpersonal skills.
  • Proficiency in property management software and reporting.

Additional Requirements:

  • Ability to work independently, prioritize tasks, and manage multiple projects simultaneously.
  • HVAC certification, plumbing, electrical and building maintenance.
  • Maintain exceptional curb appeal throughout the community, both interior and exterior.
  • Availability for on-call duty, including evening or weekend work, as needed, is required.
  • Any other duties as assigned.

Working Conditions:

  • This position primarily operates outside but also includes work environments inside occupied units, common areas, and the maintenance shop.
  • May involve exposure to various weather conditions and physical demands associated with property inspections and maintenance activities.
