Roundhouse Communities LLC, a rapidly expanding developer and manager of diverse real estate projects, is in search of a motivated individual to join our team as a Leasing Consultant. Established in 2008, we operate across multiple states, managing over 7,000 multi-family units and possessing assets exceeding $1.5 billion. Our mission is to challenge conventional practices, identify emerging trends, and enhance the living experiences of our residents while delivering exceptional returns to our partners. We emphasize long-term community development and take pride in the neighborhoods we create and the cities we serve.
Key Responsibilities:
- Act as the primary point of contact for prospective residents, warmly welcoming them, addressing inquiries, and verifying eligibility based on property standards.
- Maintain effective communication with residents, respond to their concerns, and ensure a high level of resident satisfaction.
- Regularly inspect the community to ensure all areas, including tour paths, model units, amenities, parking, and common spaces, are well-maintained.
- Assist in preparing notices for vacating, renewal requests, service requests, applications, and move-in/move-out processes.
- Ensure community objectives are met, including rentals, renewals, occupancy rates, and turnover times.
- Stay updated on local real estate trends, analyze competitor pricing through monthly market surveys, and recommend appropriate rental rates.
- Fulfill marketing requirements as per company policy and inform supervisors of potential marketing opportunities in your area.
- Contribute to the planning and execution of resident events and activities.
- Maintain accurate and current resident and vendor records.
- Ensure compliance with city, state, and federal Fair Housing laws, as well as relevant regulations regarding resident screening and community operations.
- Adhere to all safety protocols as outlined in the Employee Handbook and standard operating procedures.
- Exhibit a professional demeanor and consistently represent the company positively.
Qualifications:
- At least two years of sales experience is highly preferred.
- A minimum of one year of experience in onsite multi-family housing is preferred.
- Familiarity with property management software (such as Yardi Voyager, RentCafe, Yieldstar, LEO, and CRM) is preferred.
- Proficiency in Microsoft Word, Excel, PowerPoint, and Outlook is required.
- Strong sales and customer service skills are essential.
- A genuine desire to lead within your role and the local community is important.
- Excellent written and verbal communication skills are necessary.
- Some travel between properties may be required.
