POSITION SUMMARY
As a Maintenance Technician, you will be responsible for performing routine and preventative maintenance to uphold the physical integrity of our communities. Your role will include conducting repairs on homes and buildings, as well as ensuring the cleanliness and upkeep of property grounds, facilities, streets, equipment, and various utility systems. Exceptional customer service to both prospective and current residents is a key aspect of this position.
KEY RESPONSIBILITIES
- Maintain the community's appearance, ensuring it is inviting and meets curb appeal standards.
- Manage the landscaping of common areas, including lawn care, weed control, and seasonal planting.
- Regularly clear trash and debris from communal spaces and streets.
- Ensure trash containers in common areas are emptied as needed.
- Carry out minor repairs on rental homes and community facilities.
- Keep building facilities, such as clubhouses and restrooms, clean and well-maintained.
- Manage vacant sites, ensuring they are free of trash and debris.
- Conduct inspections of community conditions before and after resident occupancy.
- Assist management in overseeing service contractors.
- Inspect recreational areas and amenities to ensure they are safe and functional.
- Clear snow from community streets and entrances during winter months.
- Perform water testing and maintenance related to water systems, including meter management.
- Maintain community pools, ensuring chemical levels are balanced.
- Adhere to safety protocols while performing duties, including safe vehicle operation.
- Complete additional tasks and special projects as assigned.
QUALIFICATIONS
The ideal candidate for the Maintenance Technician role will be hardworking, dependable, and committed to providing outstanding customer service. You should be highly organized and detail-oriented, capable of managing multiple tasks effectively.
- High school diploma or GED.
- Proven experience in general maintenance and repair techniques.
- Ability to work outdoors in varying seasonal conditions.
- Valid driver's license.
- Basic knowledge of plumbing, electrical systems, and grounds maintenance.
- Proficient in using hand tools, power equipment, and commercial machinery.
- Capability to lift at least 50 pounds.
- Ability to produce clear written reports.
- Strong independent work ethic as well as teamwork skills.
- Basic computer skills, especially with email and internet usage.
- Willingness to respond to community needs outside of regular business hours.
