Exciting Opportunity for a Full-Time Procurement Specialist at Raymus Homes.

POSITION OVERVIEW: The Procurement Specialist is tasked with overseeing all purchasing functions, which include developing precise budgets for new projects, implementing cost management strategies, and engaging in the design of new home plans while ensuring the recruitment of dependable trade contractors and suppliers.

QUALIFICATIONS:
  • 2-4 years of experience in a procurement role
  • 2-4 years of experience within the homebuilding sector
  • Proficient in Microsoft Office Suite, including Microsoft Project
  • Familiarity with homebuilding-specific purchasing and accounting software (e.g., MarkSystems) is a plus
  • Comprehensive understanding of the homebuilding process
  • Self-motivated, detail-oriented, with strong communication and interpersonal skills
  • Ability to take initiative, follow through, and consistently seek process improvements
  • Bachelor's Degree or vocational certificate preferred but not mandatory
  • Must maintain a clean driving record and be eligible for coverage under Raymus Homes Auto Insurance Policy
  • Capable of lifting and moving items up to 50 pounds
KEY RESPONSIBILITIES: Responsibilities include, but are not limited to, the following tasks. Additional duties may be assigned as necessary.

Procurement Duties:
  • Negotiate contracts and ensure cost-effective agreements for all project phases.
  • Prepare and submit budgets for direct and offsite projects.
  • Assess alternative construction methods for cost-effectiveness and quality.
  • Implement cost-saving measures through value engineering and coordinate meetings with trades for their insights.
  • Analyze plans to optimize the value/cost ratio.
  • Prepare material and labor estimates while maintaining projected budgets to minimize cost overruns.
  • Establish standardized procedures for estimating and procurement.
  • Maintain comprehensive records of Trade Contractors and ongoing projects.
  • Create and manage scopes of work for each trade, coordinating with field and project specifications.
  • Draft and review product specifications while maintaining technical knowledge of goods and services.
  • Evaluate and monitor contract performance to ensure compliance and identify necessary adjustments.
Cost Management:
  • Identify potential backup contractors in areas of weakness, if necessary.
  • Oversee and control costs related to change orders, providing accurate documentation to accounting.
  • Prepare budgets and meeting materials, including material and labor estimates.
  • Update bids and pricing in response to market changes, specifications, or upgrades.
  • Recruit, train, and manage Trade Contractors and suppliers.
  • Engage in design discussions to align costs with budgets and prevent recurring issues.
  • Implement a cost variance analysis and reduction strategy.
  • Educate superintendents on contract management.
Contractor and Supplier Management:
  • Annually review and update the Trade Contractor Master Contract as needed.
  • Continuously network to identify quality Trade Contractors and suppliers, ensuring a balanced vendor base.
  • Solicit bids from contractors and suppliers, negotiate pricing, and make final selections in collaboration with the President of Construction.
  • Assist contractors and suppliers in resolving issues related to purchase orders and payments.
  • Gather feedback from construction team members on contractor performance and address any unresolved issues.
  • Maintain strong relationships with Trade Contractors to ensure optimal performance and consistent pricing.
Order Management:
  • Create and manage purchase orders for all standard plans and options.
  • Oversee the creation of specific purchase orders reflecting customer modifications.
  • Price special request options as required by management.
  • Supervise the preparation and distribution of purchase orders for retrofits or non-standard selections.
  • Manage variance purchase orders (VPO) and prepare monthly reports.
  • Review Trade Contractor insurance requirements and communicate any changes or noncompliance.
Contract Management:
  • Administer master contracts for each Trade Contractor.
  • Manage subcontracts for each project per Trade Contractor.
  • Maintain pricing in the software system to reflect any changes.
Additional Responsibilities:
  • Ensure appropriate trades and pricing are included for the Design Center Manager.
  • Schedule each lot using the software scheduling system.
  • Train Trade Contractors on the software portal.
  • Ensure all pre-lien and tract maps are accessible to Trade Contractors.
  • Submit dry utility contracts and applications as necessary.
  • Collaborate with trades and manufacturers on incentives and rebates.
REPORTS TO: President of Construction, Controller
