Key Responsibilities:- Address Resident Service and Maintenance Requests: Respond to and resolve resident service and maintenance requests in a timely and professional manner.
- Communicate with Residents: Keep residents informed about the status of service requests and ensure their satisfaction.
- Maintain Physical Property: Ensure the physical property throughout the community is safe and secure, and correct any unsafe conditions promptly.
- Record Keeping: Maintain accurate records of preventive maintenance, service requests, expenditures, apartment make-ready status, and work in progress.
- Ensure Make-Ready Repairs: Complete make-ready repairs and services on schedule to ensure timely move-ins.
- Grounds Maintenance: Maintain the property grounds, including raking, sweeping, shoveling, and salting as needed.
- Lock and Key Management: Change locks and keys as required.
- Other Duties: Perform other duties as assigned by management.
- Experience: 1+ years of experience in property maintenance or a related field.
- Communication Skills: Ability to interact professionally and efficiently with prospects, residents, staff, and management.
- Technical Skills: Hands-on experience with basic plumbing, carpentry, electrical, heating and air conditioning systems, swimming pools, landscaping, and cleaning.
- Tools and Transportation: Must furnish own tools and have transportation to pick up replacement parts and supplies from vendors.
- Certifications: HVAC certified, CPO certified, and CFC/EPA approved certification (or willingness to obtain within 45 days of hire). Certified Apartment Maintenance Technician (CAMT) preferred.
- Physical Requirements: Ability to lift up to 50 lbs., climb ladders and stairs, walk between buildings and on roofs, stoop, kneel, and bend, and have hand-eye coordination and manual dexterity.
- OSHA Guidelines: Must be familiar with and adhere to all OSHA guidelines to ensure the protection of themselves and their team.
- Microsoft Office Suite: Proficient knowledge of Microsoft Office Suite, including Word, Excel, and Outlook.
- Fair Housing Certification: Must achieve Fair Housing certification prior to interacting with prospects or residents.
- Travel: Ability to travel to pick up replacement parts and supplies from vendors.
- Background Screening: Must pass a background screening and drug test.
