Inwood Management is in search of a Lead Facilities Engineer to oversee the maintenance and operation of building systems and general operations for a multi-tenant commercial office property.


Key Responsibilities:


The role encompasses the planning, scheduling, and execution of maintenance and operational tasks related to all building mechanical, electrical, and other systems. This includes managing all service activities related to the building and site.

This position will supervise and guide all service providers and tradespeople to ensure high-quality workmanship and adherence to industry standards.

This individual will serve as a liaison between the property owner and the tenant community, ensuring that all services align with the owner's objectives and lease stipulations.


Specific Duties:


Assist with operational troubleshooting, diagnostics, housekeeping, and repairs on commercial buildings and associated systems. Oversee the daily efficient operation, maintenance, and repair of all building and site systems.


Building systems include, but are not limited to, HVAC, electrical, lighting, plumbing, energy management, water treatment, hardware, keying, and fire protection. Manage the installation, fabrication, construction, troubleshooting, and maintenance of complex mechanical and electrical equipment independently.


Receive work assignments, plan and generate necessary tasks, and acquire the required tools, equipment, and materials.

Complete assignments and documentation in a timely manner.

Guide and assist Building Engineers and Maintenance Technicians with troubleshooting building systems as needed.

Monitor contractors, inspect work, and generate deficiency lists.

Ensure proper care of assigned equipment, tools, and uniforms.

Maintain cleanliness, organization, and safety in the shop, equipment rooms, and common areas.

Adhere to inspection and service procedures outlined in preventive maintenance and loss control programs.

Coordinate and support the completion and accuracy of preventive maintenance and loss control tasks.

Accurately document tenant requests, repair work, and related records as required.

Comply with applicable government and local authority requirements for assigned properties.


Regularly inspect all areas of the property and report deficiencies and suggestions for improvements, taking initiative to correct issues as appropriate.

Utilize service procedures and techniques in accordance with established protocols.

Maintain logs of daily activities and events as required.


Effectively communicate the status and activities of building operations and promptly report any potential or existing issues.

Respond to after-hours emergencies such as fire, flooding, severe weather, power outages, and other critical situations as needed.

Uphold a high standard in the operation and appearance of the properties.

Foster positive relations with tenants through proactive communication and exceptional customer service.

Assist in monitoring and implementing OSHA requirements.

May be responsible for procuring vendor/contract prices for mechanical parts, equipment, and tools.

Perform additional duties as assigned.

Regularly required to sit, stoop, crouch, kneel, crawl, balance, climb stairs and ladders, and work in various temperature environments.

Specific vision abilities include close vision, distance vision, color vision, and depth perception.

Qualifications:
8+ years of experience in commercial office building operations and maintenance.

Excellent communication skills are essential.

Possess technical expertise in mechanical and electrical systems.

Comprehensive training and certification in HVAC and related technologies or equivalent experience.

Ability to work independently with minimal supervision in a fast-paced environment and manage multiple deadlines and projects effectively.

Strong organizational skills to coordinate work efficiently and optimize team performance.

General knowledge of OSHA, NEC, and NFC codes and regulations.

Availability for on-call schedule for after-hours calls is required.

Strong technical and problem-solving skills, particularly related to mechanical controls and Building Automation Systems.

Intermediate computer skills for daily operations and communications.

Ability to communicate effectively in writing as needed.

Proficient in web-based work order systems.

Demonstrate exceptional tenant relation skills.

Maintain a positive appearance and attitude at all times.

Knowledge of safe and efficient operation of all equipment and tools is necessary.

Regularly required to stand, walk, reach, and use arms to perform tasks, as well as lift and/or move up to 70 lbs.
