Job Summary

We are seeking a highly motivated and organized Property Manager to join our team at Norton Property Services. As a Property Manager, you will be responsible for the overall management of assigned units, including guest experience, marketing, administration, and quality control.

Key Responsibilities
  • Guest Experience: Ensure all guests enjoy their unit, stay, and interaction with our company and its associates.
  • Conduct orientation for new guests to our property and company.
  • Arrange for key exchange and make guest move-in as smooth as possible.
  • Investigate and resolve guest complaints and concerns in a timely and efficient manner.
  • Maintain timely communications with guests.
Quality Control:
  • Coordinate the unit turn to ensure each unit is guest-ready.
  • Hire cleaners and other specialized vendors as needed.
  • Shop for items that need replacement and restock cleaning supplies.
  • Decorate and assemble furniture and hang pictures.
Marketing:
  • Develop and maintain a social media presence to increase brand awareness and leads.
  • Advertise to increase qualified leads and keep occupancy rates high.
  • Obtain referrals from existing guests and promote units to prospective guests.
  • Develop and maintain relationships with property managers and property owners.
Administration:
  • Negotiate, prepare, and enforce leases.
  • Complete all required paperwork for new guests.
  • Collect security deposits and ensure compliance with relevant laws and regulations.
  • Enforce terms of rental agreements and occupancy policies and procedures.
  • Answer phone calls, respond to emails, and handle requests and inquiries in a timely and efficient manner.
  • Process applications and follow up with applicants.
  • Establish appropriate rental rates by conducting market research, determining costs, and considering profit goals.
  • Prepare and distribute monthly statements and ensure timely payments and collections.
  • Coordinate default proceedings, check and pay all bills and invoices, and maintain receipts and records of payments.
  • Monitor and complete maintenance and repairs efficiently and cost-effectively.
  • Ensure security of premises and maintain security devices.
  • Organize incoming and outgoing inspections and prepare inspection reports.
  • Implement a preventative maintenance program.
Requirements:
  • Excellent communication and customer service skills.
  • Strong organizational and attention to detail skills.
  • Ability to work independently and as part of a team.
  • Proficiency in technology and ability to learn new systems.
