Job Summary

Piedmont Office Realty Trust is seeking a highly skilled Senior Property Manager to oversee the day-to-day activities of property management for a large asset or a group of smaller assets. The ideal candidate will have a strong background in property management, excellent communication skills, and the ability to work effectively with tenants, vendors, and internal stakeholders.

Key Responsibilities
  • Direct the activities of property management, including budgeting, budget tracking, and operational policies.
  • Oversee lower-level property management staff and ensure compliance with company policies and procedures.
  • Develop and maintain relationships with tenants, vendors, and internal stakeholders.
  • Manage and maintain accurate records, including lease abstracts, tenant certificates of insurance, and property tax payments.
  • Collaborate with the Asset Manager to develop and implement annual property leasing plans.
  • Assist with the preparation of annual capital plans, operating budgets, and current year reforecasts.
  • Review and approve monthly operating reports, including variance explanations.
  • Complete quarterly budget reforecasts and ensure timely completion of expense reports and mileage reimbursement forms.
  • Approve employee expense reports and ensure compliance with company policy.
  • Manage and maintain accurate records, including accounts payable and accounts receivable.
  • Collaborate with the Asset Manager to develop and implement a security and emergency preparedness plan.
  • Conduct regular janitorial inspections and quarterly building inspections.
  • Implement a business continuity plan and pursue energy savings and green initiatives.
  • Ensure the property participates in Energy Star and consumption is closely monitored.
  • Review and submit insurance incident reporting forms per policy.
Requirements
  • 10+ years' experience in property management.
  • Four-year degree and RPA, CPM, or CCIM designation preferred, Real Estate License preferred.
  • Proficient in Microsoft Office and advanced Excel skills.
  • Proficient in MRI or other real estate accounting software, and Angus Anywhere or other tenant work order system.
  • Excellent verbal and written communication skills.
  • Routine physical presence is required at the office to provide general support and backup to co-workers and meet service needs of tenants.
  • Routine travel is not required for the position, but annual travel for two to three days to attend company-wide meetings is necessary.
