SENIOR CONSTRUCTION PROJECT MANAGER

BH Properties is a commercial real estate investment firm focused on value-add acquisitions in office, industrial, retail, and multi-family properties throughout the Western United States. The company is vertically integrated, with offices in multiple locations, and is able to acquire and close transactions without lengthy due diligence periods.

POSITION

The Senior Construction Project Manager will be part of the construction management team, responsible for bidding out, scheduling, and supervising construction projects. They must have experience with commercial tenant improvements, shopping center renovations, and capital improvements.

RESPONSIBILITIES

  • Oversee design, permitting, and construction phases of tenant and capital improvements.
  • Obtain bids from designers, consultants, contractors, and vendors.
  • Facilitate effective communication with team members and external parties.
  • Assemble a successful team to engage each construction project.
  • Monitor construction from start to finish, keeping projects under budget and on schedule.
  • Bid, negotiate, and supervise contracted services for assigned construction properties.
  • Ensure a competitive bidding process for vendor required services.
  • Participate in regular construction status meetings with detailed information.
  • Understand contracts, leases, and leasing objectives.
  • Manage tenant relationships during construction.
  • Up to 20% travel required.

QUALIFICATIONS

  • Bachelor's degree in construction or business management.
  • Minimum 10 years of commercial construction management experience.
  • Strong communication skills with internal and external customers.
  • Ability to initiate bid requests, vendor, and contractor management.
  • Ability to present self and company professionally in all communications.
  • Solid time management skills with the ability to prioritize tasks.
  • Must be able to work independently and exhibit initiative.
  • Must have a strong work ethic and ability to work in a fast-paced environment.
  • Must be a team player and work well with Senior Management, tenants, contractors, and other daily contacts.

COMPENSATION

$135,000-$150,000 base salary. We offer a comprehensive compensation and benefits package, along with opportunities for professional growth and development within a well-capitalized, entrepreneurial, and growing real estate investment group.
