FLSA: Non-Exempt, Hourly
Type of Position: Full Time
Experience: Comprehensive knowledge of HVAC systems, plumbing, electrical work, fire safety, and energy management systems is essential. Previous experience in maintenance within property management or a related field is required. Proficiency with computers, internet, and email is necessary. Candidates must demonstrate the following:
- Strong interpersonal skills to engage with co-workers, supervisors, clients, vendors, contractors, residents, and the public in a courteous manner.
- Excellent organizational and communication abilities.
- Capability to perform basic mathematical calculations accurately.
- Exceptional customer service skills.
Key Responsibilities:
- Comply with Florida Land Fund's Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals, along with the Team Member Handbook.
- Execute all tasks safely while delivering outstanding customer service.
- Address service requests, manage suite turnovers, and collaborate with external vendors as directed by the Property Manager.
- Support all aspects of apartment and property upkeep, including plumbing, carpentry, appliance servicing, electrical work, and painting.
- Maintain a tidy and organized workspace.
- Notify the Manager of required parts or supplies and, with approval, place orders for necessary items.
- Oversee inventory shipments and ensure proper storage, providing packing slips to the Community Manager.
- Report safety concerns, property maintenance issues, and unresolved maintenance tasks to the Manager promptly.
- Assist in maintaining the interior and exterior aesthetics of the property.
- Ensure proper lighting and waste management in outdoor areas.
- Adhere to all training requirements established for this role.
Physical Requirements:
- Must be able to remain on feet for extended periods (66% to 100%).
- Physical activities include bending, stooping, climbing stairs, and working off ladders.
- Regularly lift and carry items weighing between 25-75 lbs, with occasional needs for heavier items.
Vision and Hearing Requirements:
- Ability to complete forms, review reports, and enter data on a computer.
- Must be able to observe areas needing attention and read cautionary labels.
- Constant requirement to communicate effectively with residential management.
Working Environment:
- Work is primarily outdoors in varying weather conditions.
- Occasional exposure to paint fumes and other chemicals; personal protective equipment may be required.
- May involve working in confined spaces or awkward positions.
