Key Responsibilities

  • Perform a variety of maintenance tasks that do not require a license, including electrical, plumbing, flooring, carpentry, heating/air conditioning, and landscape irrigation.
  • Execute minor repairs and enhancements in shared spaces promptly.
  • Conduct general carpentry work such as painting, finish carpentry, and repairs to windows, glass, doors, and locks.
  • Assist with urgent roof repairs, as well as gutter, downspout, and exterior siding maintenance.
  • Support waste management efforts and ensure that grounds and communal areas are kept clean and free of debris.
  • Participate in snow and ice removal activities.
  • Provide emergency on-call service for after-hours maintenance issues as needed.
  • Carry out assigned preventive maintenance tasks and responsibilities.
  • Maintain a positive demeanor and show respect towards residents, vendors, and colleagues. Work collaboratively and professionally with all parties.
  • Effectively communicate with residents, team members, vendors, and supervisors.
  • Adhere to all personnel management policies and procedures.
  • Inspect grounds, buildings, and community features as necessary to reduce liability risks.
  • Ensure compliance with the company's safety and hazard communication policies and procedures.
  • Collaborate with the maintenance supervisor to enhance the physical condition and appearance of the property, aligning with company standards.
  • Complete special projects or tasks as assigned by the Maintenance Supervisor or Property Manager.

Required Experience

  • A minimum of 2 years of experience in community management maintenance, building maintenance, or a related field. Renovation experience is advantageous.

Attendance and Availability

  • Consistent attendance during scheduled hours is critical, with the possibility of overtime as required.
  • Participation in on-call emergency service on a rotating basis is necessary. Proximity to the community is essential for timely response.

Physical Demands

  • Majority of duties involve hands-on repair and maintenance work.
  • Ability to lift up to 50 pounds and maneuver ladders to heights exceeding 8 to 9 feet; capable of working outdoors in various temperatures.

Licenses and Equipment

  • A valid driver's license and current automobile insurance are mandatory.
  • Possession of basic hand tools is required; tools are not provided by the company.
  • Familiarity with general maintenance equipment, including hand tools, ladders, and landscaping tools, is essential; safety must be prioritized at all times.
  • Appropriate safety gear, including work boots, is necessary.

Skills and Competencies

  • Ability to read, analyze, and interpret various forms of information.
  • Strong written and verbal communication skills.
  • Well-organized, detail-oriented, and efficient in task management.
  • Team-oriented with the capability to work independently.
