Job Summary

Pkaza LLC is seeking a seasoned Senior Data Center Facilities Property Manager to oversee the management of multiple critical facilities operations environments. Key Responsibilities
  • Facilities Operations Management: Oversight of routine and emergency service on a variety of state-of-the-art critical systems, including medium voltage switchgear, diesel generators, UPS systems, power distribution equipment, chillers, cooling towers, computer room air handlers, fire detection/suppression, building monitoring systems, etc.
  • Vendor Management: Supervise the on-site management of sub-contractors and vendors, ensuring that all CAPEX and OPEX work is performed according to established practices and procedures.
  • Project Management: Manage critical facilities property development projects through design, proposal, selection, mobilization, build, and close-out stages.
  • Relationship Management: Maintain a strong relationship with the Asset Manager and Engineering team to ensure that all corporate objectives are being met.
  • Vendor Performance Management: Oversee selection and performance of vendor services as they relate to engineering, including preparation of RFPs and SLAs.
  • Performance Metrics: Track and monitor vendor performance against SLAs.
  • Process Improvement: Establish performance benchmarks, conduct analyses, and prepare reports on all aspects of critical facility operations and maintenance.
  • Budget Management: Assist in the preparation of annual budgets and forecasts.
  • Leasing and Budgeting: Assist in coordinating leasing efforts and support and track planning, budgeting, and control of operating expenditures.
  • Client Relationship Management: Manage local client relationship and act as the point of contact for the company and for vendors at this site.
  • Collaboration and Communication: Work with IT managers and other business leaders to coordinate projects, manage capacity, manage building loads, and optimize plant safety, performance, reliability, and efficiency.
  • Property Inspections: Perform property inspections on a regular basis and make recommendations to maintain and enhance the assigned building's critical facilities portfolio.
  • Procedure Development: Oversee creation and utilization, and administration of MOPs and SOPs for all work on critical facilities/data center facility equipment.
  • Change Management: Oversee work activities within specified change control/management protocol.
  • Uptime and Readiness: Maintain a constant state of readiness in support of the mission goal of 99.999% uptime.
  • Utility Management: Point of contact and provide expertise for utility capacity and billings.
Requirements
  • Education: BA/BS degree a plus, EE, ME would be great to have, but not required.
  • Experience: Years of data center/critical facility operations and maintenance experience.
  • Leadership Experience: 5+ years of experience supervising or managing a technical staff (critical facilities technicians).
  • Project Management: Manage data center build and expansion projects; tracking budgets, resources, scheduling, etc.
  • Technical Knowledge: Experience with structured cabling, racks, enclosures, etc.
  • IT Infrastructure Knowledge: Light experience/knowledge of IT infrastructure within the data center.
  • Professional Development: Come up the ranks in a mission-critical facilities operations role to a chief/critical facilities manager.
  • Technical Expertise: Solid understanding of critical electrical and mechanical/HVAC equipment (UPS, Generators, Switchgears, PDU's, CRAC Units, Chillers, etc.).
  • Infrastructure Knowledge: Comprehension of electrical and cooling infrastructure within a controlled environment.
Technical Skills
  • Modbus, BACnet, and SNMP: Experience with.
  • CMMS, DCIM, and Power Metering Systems: Experience with.
  • Inventory Tracking and Monitoring: Experience with.
  • Process Improvement: Experience with identifying and implementing.
  • Customer Relationship Management: Previous experience working with the Customer a plus.
  • Communication and Articulation: Strong verbal and written communications skills; strong attention to detail; self-starter.
  • Technical Communication: Ability to articulate complicated technical issues at an executive level.
Business Acumen
  • Document Interpretation: Comprehend and interpret complex business documents.
  • Budget Management: Budget management and expense analysis experience, including utility billing; tracking PUEs, etc.
  • Microsoft Office: Experience in Microsoft Office - Teams, Outlook, PowerPoint, and Excel (extremely important).
