Job Overview

We are seeking a seasoned Senior Property Manager Team Lead to oversee our commercial real estate portfolio in Houston and Central Texas. As a key member of our team, you will lead a team of property managers and assistant property managers, fostering their growth and ensuring the successful management of our diverse property assets.

Key Responsibilities
  • Team Leadership: Lead and manage a team of property managers and assistant property managers, providing guidance and support to ensure their success and growth.
  • Asset Oversight: Conduct regular inspections of all assets to ensure compliance with Partners' Standard Operating Procedures and industry best practices.
  • Financial Reporting: Ensure timely and accurate completion of monthly, quarterly, and annual financial reports, verifying that team members are following processes and meeting deadlines.
  • Vendor Management: Manage the processing of weekly check runs to ensure prompt payment of vendors.
  • Project Coordination: Assist the team in supervising tenant buildouts and capital projects, ensuring timely completion and adherence to budget.
  • Reimbursement Processing: Ensure timely completion and payment of construction management fees and tenant reimbursement packets, verifying all necessary documentation is in place.
  • Brokerage Collaboration: Work with the brokerage team to provide quotes and insights for lease renewals and new leases.
  • Vacancy Management: Oversee make-ready projects for vacant properties, ensuring they are show-ready.
  • Acquisitions and Dispositions: Manage acquisitions and dispositions for our portfolio, including creation and completion of estoppel certificates, transfer of service contracts and utilities, setup of tenants in Yardi and Commercial Caf, and management of capital projects post-takeover.
  • Budget Management: Oversee the annual budget process and manage the annual reconciliation process, including quarterly estimations.
  • Collections Oversight: Supervise the collections process for current and past tenants, ensuring that property management teams are following approved payment collection processes.
Requirements
  • Bachelor's degree preferred.
  • Valid driver's license required.
  • Real Estate Salesperson license or the desire to become licensed within the first six months of employment.
  • Proven experience in property management or a related field.
  • Solid leadership and team management skills.
  • Strong communication and negotiation capabilities.
  • Excellent financial and project management abilities.
  • Highly organized and capable of coordinating the execution of multiple projects.
  • Proficiency in Yardi, Commercial Caf, and other relevant software.
  • Possess or be actively pursuing an IREM CPM or BOMI RPA designation.
  • Desire and ability to work in a fast-paced, collaborative team environment.
