Maintenance Lead Job Description

The Maintenance Lead is a key member of our team at Richmark Property Management, responsible for ensuring the physical and mechanical aspects of our properties are well-maintained. This role requires a high level of expertise, leadership, and customer service skills.

Key Responsibilities:
  • Provide guidance and direction to the maintenance staff, participating in tasks as needed to maintain the property.
  • Ensure all maintenance team members adhere to established dress code policy and wear proper uniforms and name badges.
  • Work with the community manager to organize the team to complete work orders, unit turns, and additional projects efficiently.
  • Maintain the make ready board in the property management software, ensuring it is up-to-date and accurate.
  • Drive the maintenance staff to meet established goals for unit turns, work order completions, and community appearance.
  • Ensure all maintenance staff uses the property management software and mobile maintenance app to receive, log, and complete work orders.
  • Provide technical support to maintenance staff, including after-hours emergencies.
  • Share responsibility for after-hours emergency service, taking calls as needed.
  • Work with vendors to ensure work is completed well and timely, and that vendors adhere to community guidelines.
  • Keep maintenance areas clean and orderly, including the shop, garages, mechanical rooms, and storage areas.
  • Clear snow and ice accumulations from designated areas.
  • Manage expenses, including pricing of needed parts and vendor services, and work with the community manager to offer cost-effective solutions.
  • Maintain all vehicles and equipment, ensuring they are functioning, safe, and clean.
  • Maintain parts and supplies inventory, stocking materials to complete work orders and unit turns, while adhering to budget guidelines.
  • Supervise the maintenance of pool and hot tub (if applicable), ensuring the areas are clean and health/safety requirements are met.
  • Remain up-to-date on preventative maintenance schedules, ensuring all tasks are completed as required.
Requirements:
  • Customer service focus
  • Ability to act independently and make decisions
  • Ability to lift heavy equipment and appliances using proper tools and safety equipment
  • Budgeting experience preferred
  • Flexibility to work weekends, overtime, and in cases of emergencies
Supervisory Responsibilities:

This position has supervisory responsibilities.

Education and Experience:
  • Valid driver's license required
  • 2+ years of prior maintenance experience
  • 2+ years of prior management experience
  • HVAC, plumbing, CPO, and electrical certifications desired
Physical Requirements:
  • Must be able to lift up to 50 lbs repetitively
  • Must be comfortable working outdoors in various weather conditions
