Position Summary

The Community Association Manager will be responsible for the effective management and operation of a high-rise condominium property. This role requires a detail-oriented individual with a valid Nevada Community Association Manager license who will report directly to the Board of Directors.

Key Responsibilities
  1. Operational Management:
    • Oversee daily operations of the condominium property.
    • Ensure timely maintenance, repairs, and renovations within budget constraints.
    • Coordinate with maintenance personnel, contractors, and service providers.
    • Engage with residents to address inquiries and concerns.
    • Provide regular updates to the Condominium Board.
  2. Financial Oversight:
    • Develop and manage the property budget, ensuring adherence to financial guidelines.
    • Collaborate with service providers on the collection of condominium fees and financial management.
    • Monitor the Condominium Reserve Study and financial reports.
  3. Resident Relations:
    • Promptly address concerns and requests from owners, tenants, and residents.
    • Enforce community rules and regulations.
    • Facilitate communication among residents, the Board, and property owners.
    • Manage access control systems and coordinate move-in/move-out logistics.
  4. Administrative Duties:
    • Maintain accurate records of property operations.
    • Prepare and distribute communications to stakeholders.
    • Ensure compliance with governing documents and report to the Board as necessary.
    • Adhere to local, state, and federal regulations, including documentation for meetings.
    • Process requests related to property resale.
    • Manage the community website and associated documentation.
  5. Facility Oversight:
    • Ensure cleanliness and maintenance of common areas.
    • Implement preventive maintenance programs for property systems.
    • Collaborate with maintenance supervisors to oversee vendor services.
  6. Risk Management:
    • Identify and mitigate safety and security risks.
    • Ensure compliance with insurance requirements and manage claims.
    • Maintain updated access control records.
Qualifications
  • Must hold a valid Nevada Community Association Manager license.
  • Familiarity with property management software and MS Office Suite.
  • Strong communication and interpersonal skills.
  • Excellent organizational and time management abilities.
  • Capability to work independently and solve problems effectively.
  • A degree in Business Administration, Property Management, or a related field is advantageous.
