HVAC Mechanic III Facilities Position

At CAPPS, Inc., we are seeking a highly skilled HVAC Mechanic III Facilities to join our team. As a key member of our facilities maintenance team, you will be responsible for performing advanced HVAC work, including operation, maintenance, and repair of mechanical and electrical control systems and components of HVAC equipment.
Key Responsibilities:
- Overhaul, remove, and replace, and/or repair air conditioning, heating, and ventilation equipment, including pumps, air compressors, steam and hot water boilers, DX systems, and pneumatically controlled devices.
- Repair steam and hot water boilers, and all auxiliary steam and hot water equipment, including inspecting and maintaining proper steam pressure for all types of boilers.
- Install or remove and replace electrical control wiring and high voltage wiring within the equipment, including removing and installing damper motors, actuators, thermostats, humidistats, and all other associated equipment.
- Monitor direct-digital-control (DDC) software unique to each piece of HVAC equipment to allow computer monitoring and remote adjustments for comfort and precision cooling and heating.
- Perform scheduled preventive maintenance services on equipment, including cleaning coils and rod tubes, changing filters and belts, greasing bearings, changing motors, steam traps, and valves, piping connections, fittings, and couplings, and repairing and replacing compressors.
- Test refrigeration equipment to determine if there are leaks and to locate and repair sources of recognized leaks, adjusting expansion valves and adding refrigerant to air conditioning systems as needed.
- Maintain records and prepare correspondence and reports (manual and computerized) related to work orders, repairs, installations, service, and Environmental Protection Agency (EPA) compliance, monitoring and adjusting computerized plant systems.
- Assist management in developing bid specifications related to HVAC and boiler equipment, assisting with the purchase of equipment and/or supplies to keep equipment operational, following Department purchasing requirements.
- Attend special training sessions, read manuals, and question vendor representatives to learn the technology, capabilities, and limitations of new types of controls, including microprocessor, pneumatic, and DDC.
- Travel to remote Department facilities, work hours beyond and other than normal work hours, including holidays and weekends, and respond to off-hours call-ins to accomplish assigned projects and respond to emergency malfunctions on HVAC equipment and boilers.
- May inspect maintenance and repair work performed by others to verify that it meets quality standards.
- Attend work regularly and observe approved work hours in accordance with agency leave and attendance policies.
- Perform other duties as assigned.
Requirements:
- Education - High school diploma or equivalent, degree in HVAC preferred.
- Experience - Minimum five (5) years' full-time progressively responsible work experience operating, servicing, and repairing HVAC and boiler equipment in commercial or residential facilities, including considerable knowledge of HVAC equipment and systems, and ability to diagnose malfunctioning units and perform maintenance on all types of HVAC and refrigeration equipment.
- Licensure and/or Certification - ACR Contractor license through Texas Department of Licensing and Regulation (TDLR) (HVAC Class A or B License) or possess an Associate's or Bachelor's degree in HVAC/R from an accredited institution, EPA 608 Type 3 or Universal certification required and/or obtained within six (6) months of employment, R410A Refrigerant certificate must be obtained within six (6) months of employment.
Working Conditions:
- Indoors and outdoors, including small, confined, and sometimes dirty and dimly lit spaces, and in heat or cold for extended periods of time, including on a roof or in a mechanical room.
- Ambulatory skills, e.g., stand, sit, and work in awkward and various positions for extended periods of time, bend, stoop, climb, or crawl in tight quarters, and climb and work from ladders or other overhead areas.
- Hand-eye coordination and arm/hand/finger dexterity, including ability to utilize fine motor skills and grasp of testing equipment and small tools/objects.
- Ability to speak, hear, and exercise visual acuity.
- Ability to lift, carry, and/or transfer weights up to 100 pounds anticipated for this position.
Driving Requirements:
- High frequency and ability to travel to remote locations.
State of Texas Benefits and Retirement Information:
A DPS employee who is selected for a position in the same salary group and state title as their current position will be transferred with no salary change. A DPS employee who is selected for a position in their current salary group with a new state title may receive an increase of no more than 3.4% over their current salary regardless of posted salary. Salary is contingent upon qualifications and is subject to salary administration and budgetary restrictions.
