Regional Maintenance Services Director

Century Park Associates is seeking a highly skilled and experienced Maintenance Services Director to oversee the development and implementation of all maintenance services programs in an assigned area or region. The ideal candidate will have a strong background in maintenance operations and be able to lead a team to ensure the highest level of service delivery.
Key Responsibilities- Plan, develop, and implement maintenance services goals for area communities
- Assist with labor and expense control budget compliance
- Recruit, interview, and hire Maintenance Directors
- Provide training to new Maintenance Directors on maintenance procedures, safety protocols, and regulatory requirements
- Ensure accurate maintenance records and equipment inventory
- Direct maintenance programs for heating, cooling, water, gas, electrical, mechanical, grounds, carpentry, painting, sprinklers, fire alarms, plumbing, building exteriors, etc.
- Monitor community and grounds regularly to identify needed repairs or replacements
- Complete minor repairs and ensure apartments are ready for residency
- Ensure safety inspections are completed timely and effective pest control programs are implemented
- Inspect energy conservation efforts community-wide
- Promptly notify RDO and Executive Director of maintenance-related repairs or concerns
- High school diploma or equivalent
- Minimum of three (3) years' maintenance experience in senior housing industry
- Demonstrated knowledge of various mechanical, electrical, and plumbing systems
- Ability to read and interpret blueprints
- Knowledge of local building codes and ordinances, including OSHA safety regulations
- Reliable transportation and willingness to travel extensively (80% of the time)
- Valid driver's license in current State with satisfactory driving record
- Ability to make independent decisions and implement programs, goals, objectives, policies, and procedures of the maintenance department
- Ability to perform proficiently in all competency areas, including training maintenance directors, general maintenance responsibilities, supervisory responsibilities, resident rights, and safety and sanitation
- Maintains confidentiality of all proprietary and/or confidential information
- Understands and follows company policies, including harassment and compliance procedures
- Willingness and ability to travel extensively, including overnight stays
- Ability to plan, supervise, and direct maintenance programs
- Ability to inspect equipment/systems regularly for proper functioning and safety
- Ability to handle incoming and outgoing freight, and lift and move heavy furniture and equipment
- Ability to perform duties as a Maintenance Director as needed
- Follows company policies, including harassment, code of ethics, complaint procedures, safety, sanitation, confidentiality, dress code, open door, and resident rights
- Ensures compliance with regulatory standards
- Ability to read, write, speak, and understand the English language
- Demonstrates regular, dependable attendance
- Ability to communicate and function in an interdisciplinary team
- Assists with evacuation of residents and support residents during times of crisis
- Ability to concentrate and use reasoning skills and good judgment
- Ability to sit, stand, bend, lift, push, pull, stoop, walk, reach, and move intermittently during working hours
- Ability to lift 35 lbs floor to waist, lift 35 lbs waist to shoulder, lift and carry 35 lbs, and push/pull 35
