Role Summary:

The Multi-Family Superintendent will oversee the on-site management and coordination of construction projects. The ideal candidate will possess over 10 years of substantial experience in managing commercial construction operations and will be adept in all aspects of the construction process, from initial earthwork to final architectural inspections.

Key Responsibilities:

  • Develop and maintain project schedules, including proactive planning.
  • Coordinate daily, weekly, and monthly manpower allocation in alignment with the project timeline.
  • Oversee documentation, quality assurance, and safety measures on-site.
  • Monitor project expenses through regular assessments of labor, materials, and equipment costs.
  • Receive and inventory all materials procured by the general contractor.
  • Assess work completed against budget estimates, utilizing historical data for analysis.
  • Exhibit comprehensive knowledge of construction processes.
  • Demonstrate strong field awareness and technical skills.
  • Ensure project success by addressing and fulfilling all client requirements.
  • Lead and foster team dynamics through effective communication.
  • Mentor and guide project staff, including foremen and laborers.
  • Maintain an organized and safe job site.
  • Schedule and facilitate building and site inspections.
  • Establish and nurture relationships with local authorities.
  • Prepare daily reports and photo documentation in collaboration with the Assistant Superintendent.

Qualifications:

To excel in this role, candidates must meet the following criteria:

  • Field experience is highly valued; a Bachelor's degree is advantageous.
  • Experience in the multi-family construction sector is essential.
  • A minimum of 10 years in managing commercial construction activities is required, along with exceptional construction knowledge and personal management skills.
  • Proficiency in scheduling and cost control procedures is necessary.
  • Familiarity with email and MS Office applications is required.
  • Willingness to utilize job-related technology tools effectively.
  • OSHA, LEED, and other relevant certifications are preferred.

Physical Demands:

This role requires frequent walking, standing, and sitting within the work environment, along with travel for business purposes, which may include air travel and overnight stays. Candidates should be prepared to walk and document activities on job sites.

Work Environment:

The work environment is dynamic, with varying noise levels. This position necessitates both independent work and collaboration within a team. Daily interactions will occur in person, and frequent computer use is required. While on-site, adherence to safety protocols in accordance with OSHA standards is mandatory.
