Maintenance Operations Manager

- Oversee and occasionally inspect work performed by assistants.
- Institute and manage systems for handling resident service requests.
- Complete work orders within 24 hours as much as possible.
- Schedule maintenance personnel in conjunction with manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
- Conduct regularly scheduled safety meetings with entire staff.
- Maintain and communicate HAZCOM standards.
- Keep SDS sheets current and readily accessible.
- Maintain thorough knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials.
- Be aware of the condition of the physical property throughout the community and immediately correct hazardous conditions.
- Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
- Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis.
- Inspect and maintain all tools in excellent condition.
- Develop and support all maintenance staff members.
- Instill a 'safety first' attitude not only with maintenance technicians but with all staff members.
- Instruct staff on proper use and guidelines for wearing safety items.
- At least 3 years experience in property maintenance or equivalent field.
- Must be HVAC and CPO certified.
- Knowledge of Chiller systems.
- Work Hours: 40 hours per week.
- Weekends as circumstances warrant; on-call on a rotating basis and for emergencies.
