Position Overview:

Compensation:
$20 - $23 per hour (Dependent on Experience)

Work Hours:
Monday to Friday (8:00 AM - 5:00 PM)

Housing:
This role does not include a complimentary apartment unit. Non-Exempt

Role Summary:
This position encompasses a blend of responsibilities typical of both a Porter and a Maintenance Technician, ensuring the property is well-maintained and appealing to residents.

Key Responsibilities:


Upholding the cleanliness and aesthetic appeal of the community according to established standards, including grounds, building exteriors, leasing offices, pools, amenities, and common areas.

Regularly clean all interior hallways and common areas, along with select exterior spaces.
Conduct routine carpet shampooing in common areas and floor buffing.
Assist in preparing vacant apartments for new residents.

Oversee the property to support leasing staff in achieving occupancy goals and enhancing resident retention by providing a quality living experience.

Perform additional tasks as necessary to maintain property cleanliness.
Handle apartment turnovers, plumbing, electrical fixtures, and interior painting.
Conduct repairs and replacements, perform corrective maintenance, and manage grounds upkeep.
Diagnose and resolve maintenance issues efficiently.
Ensure timely completion of all tasks and follow up as needed.
Be responsible for the overall upkeep of the property and all janitorial duties.
Carry out daily cleaning of both the interior and exterior of the apartment community.

Qualifications:
- Minimum of 2 years of experience in maintenance or a related field.
- Ability to work effectively under pressure while organizing and prioritizing tasks.
- Strong customer service skills with the ability to interact positively with residents, vendors, management, and colleagues.
- Excellent verbal and written communication abilities.
- Familiarity with Fair Housing regulations and OSHA standards.
- Previous experience with work order management software is highly preferred, along with proficiency in MS Office products, including Excel, Word, and Outlook.
- Self-motivated, efficient, and adaptable to various cleaning scenarios as they arise.
- A strong sense of pride in maintaining the community's appearance.
