Position: Senior Facilities Maintenance Leader

Reports to: Direct: Senior Property Manager

Indirect: Vice President, Engineering; Facilities Supervisor

Location: Company Headquarters

Key Responsibilities:

Deliver exceptional customer service to both current and prospective residents, showcasing a proactive attitude and a prompt response to their needs. As the lead maintenance professional on-site, take ownership of the property's physical assets under the guidance of the Property Manager, with technical assistance from the Facilities Supervisor, Chief Engineer, and Vice President of Engineering.

  • Oversee the maintenance team, collaborating closely with the Facilities Supervisor, Chief Engineer, and Vice President of Engineering to mentor and develop building maintenance staff through training and personnel development.
  • Manage maintenance service requests, ensuring timely execution by assigning tasks to yourself and team members.
  • Proactively identify and address necessary improvements or repairs without waiting for service requests.
  • Coordinate and document all maintenance and safety inspections, including but not limited to smoke detectors and water treatment systems.
  • Communicate any technical or customer-related concerns to supervisors to ensure consistent resolutions.
  • Conduct weekly inspections of vacant units and ensure the timely completion of the make-ready process, updating system data accordingly.
  • Monitor inventory levels to ensure adequate supplies for daily operations while adhering to budget constraints.
  • Maintain an organized and efficient maintenance shop in compliance with safety standards.
  • Schedule and oversee work performed by external contractors, ensuring adherence to company standards and approved scopes of work.
  • Assist in the Preventative Maintenance Program as directed and coordinate special projects as assigned by the Property Manager or Vice President of Engineering.
  • Monitor and maintain all building systems, reporting any issues to the Property Manager and Chief Engineer, escalating major concerns to the Vice President of Engineering.
  • Perform grounds maintenance tasks as directed, including trash collection and landscaping upkeep.
  • Handle snow and ice removal prior to business hours, ensuring safety for employees and residents.
  • Alert the Property Manager of any unusual occurrences or damages.
  • Complete weekly payroll timesheets to accurately record working hours.
  • Maintain a professional demeanor with residents, vendors, contractors, and colleagues.
  • Adhere to safety standards in compliance with company, local, state, and federal regulations.
  • Ensure all work-related activities are conducted fairly, ethically, and consistently.
  • Follow established company policies and guidelines outlined in the Employee Handbook.
  • Strive for high ratings in customer satisfaction.
  • This role requires physical exertion, including lifting and carrying various weights, and may involve outdoor work.
  • Additional projects and responsibilities may be assigned as needed.

Required Skills and Attributes:

  • Strong customer service orientation with a commitment to exceeding resident expectations.
  • A minimum of 5 years of experience in apartment maintenance with solid employment references.
  • Basic maintenance skills in plumbing, electrical work, drywall, tile, and carpet repair.
  • HVAC certification is highly preferred; willingness to obtain certification is required.
  • Excellent verbal and written communication skills.
  • A proactive approach to addressing issues and fostering a culture of transparency.
  • This position requires on-call duties after regular business hours.
  • Ability to respond to emergencies on-site within a specified timeframe.
  • Must be available to arrive early for emergencies or snow/ice removal.

Technical Skills:

  • Basic computer proficiency.
  • Familiarity with Outlook and Yardi.
  • Preferred advanced knowledge of MS Word and Excel.
