We are currently in search of a skilled Residential Facilities Engineer to manage maintenance operations for a sizable property. The ideal candidate will possess comprehensive technical knowledge in various systems, including HVAC, plumbing, heating, boilers, building management systems (BMS), water towers, electrical switchgear, elevators, fire protection, security systems, and general property upkeep. The Residential Facilities Engineer will also lead a maintenance team and utilize property management software to oversee service requests and inspections.

Key Responsibilities:
  • Perform regular inspections and maintenance on HVAC, plumbing, heating, boilers, water towers, and other essential building systems to ensure optimal performance.
  • Oversee the BMS to maintain functionality and energy efficiency.
  • Lead and mentor a team of maintenance personnel, providing necessary training and support.
  • Manage and prioritize service requests and preventive maintenance through property management software.
  • Respond to emergency maintenance issues promptly.
  • Coordinate with external contractors for specialized repairs and services.
  • Ensure adherence to safety protocols, building codes, and routine inspections.
  • Maintain accurate records of maintenance and repair activities.
  • Compile a list of seasonal maintenance tasks for various equipment.
  • Keep detailed records of operational manuals, warranties, and contractor information.
  • Understand the cleaning requirements for newly installed finishes and equipment.
  • Facilitate a smooth transition from construction to operational status and participate in training provided by contractors.
Qualifications:
  • 7-10 years of proven experience in a supervisory role within property management, particularly in residential settings.
  • Strong technical proficiency in HVAC, plumbing, heating, boilers, BMS, water towers, electrical systems, elevators, fire protection, and general maintenance.
  • Ability to effectively lead and supervise a team, fostering a collaborative work environment.
  • Proficient in property management software for tracking service requests and maintenance.
  • Excellent communication and interpersonal skills.
  • Ability to work independently and make informed decisions under pressure.
  • Availability for on-call and emergency situations as necessary.
  • Live-in accommodation may be available as part of the compensation package.
Education and Certifications:
  • High school diploma or equivalent required; technical school or further education preferred.
  • Relevant certifications in HVAC, plumbing, or related fields are advantageous.
