Salary: $20.00 per hour, based on experience and qualifications


Role Summary & Key Responsibilities:

The Leasing Specialist plays a vital role in facilitating leasing operations and ensuring that the move-in procedures are executed effectively. This position collaborates closely with fellow Leasing Department members and other Operational Departments to uphold the expected occupancy rates at the properties they oversee. The primary responsibilities include:

  • Conducting property tours for prospective residents to promote leasing opportunities
  • Maintaining precise records of inquiries via phone, email, and in-person visits using property management software
  • Timely follow-up and processing of leads through electronic tracking systems
  • Preparing and managing rental applications
  • Drafting leases for qualified applicants
  • Supporting marketing initiatives while adhering to Affordable Housing Marketing Practices
  • Executing market research using appropriate market data tools
  • Monitoring expected turnover and communicating future availability to the Leasing Department
  • Coordinating with maintenance teams to ready vacant units for new residents
  • Informing internal departments about upcoming move-outs and move-ins to facilitate necessary inspections
  • Managing interest lists and waitlists for properties with such requirements
  • Adhering to all Federal, State, and local Fair Housing laws and regulations
  • Availability to work on weekends or holidays as required
  • Providing backup support to other Leasing Department members as necessary
  • Assisting with lease-up processes at newly constructed properties
  • Carrying out additional duties as assigned

Qualifications & Experience:

  • High school diploma or equivalent
  • Minimum of 2 years of experience in property management

Skills & Competencies:

  • Strong time management abilities
  • Understanding of Fair Housing regulations
  • Excellent interpersonal skills with the capacity to communicate effectively with diverse individuals
  • Ability to work independently as well as collaboratively within a team
  • Outstanding customer service and communication skills
  • Proficiency in Spanish is a plus
