This role is integral to the Capital Markets division and the wider Corporate Finance team, focusing on enhancing Welltower's investment prospects and overall strategic growth. The position demands high visibility and regular collaboration with the company's senior leadership, along with occasional engagement with the Board of Directors. The Capital Markets team's primary goals include:
- Ensuring access to a diverse range of efficient capital sources across both debt and equity, as well as public and private markets.
- Communicating the company's operational performance and strategic initiatives to key external stakeholders in collaboration with cross-functional teams.
- Maximizing the effectiveness of the investor relations strategy through the preparation and coordination of presentations for institutional investors, analysts, banking groups, and rating agencies, in addition to multi-year strategic presentations for the Board.
- Enhancing the management team's effectiveness through activities related to conferences, property tours, investor meetings, and managing inquiries.
- Monitoring market trends in equity, fixed income, foreign exchange, and derivatives to establish and execute a balance sheet strategy and identify optimal capital sources.
Capital Markets
- Assist in executing capital raises through public equity offerings, debt offerings, restructurings, bridge loans, and other financing methods, collaborating with external counsel, lenders, and banking partners.
- Support the management and execution of the company's foreign exchange and interest rate derivatives hedging strategy.
- Develop and oversee corporate sources and uses models; integrate these with the annual budget and transaction pipeline; present cash management and leverage positions to senior management while participating in both short and long-term capitalization strategies.
- Contribute to the preparation of quarterly NAV modeling and cost of capital guidelines.
- Assist the management team with activities related to conferences, property tours, investor meetings, and managing investor inquiries.
- Oversee communication with research analysts, reviewing analyst models, and coordinating with internal teams to ensure accurate financial projections and earnings estimates.
- Assess the content of supplemental financial information and support the management team in preparing quarterly earnings analysis and call materials.
- Manage the drafting and publication of press releases, presentation materials, and transaction announcements, collaborating with internal and external parties on content and messaging.
- Work with internal and external resources on corporate branding and ad hoc research projects.
- Collaborate with the financial planning and analysis team to create projections, analyses, and presentations for the Board of Directors, investors, research analysts, and rating agencies.

COMPENSATION PACKAGE
Salaries may vary based on location. The compensation range for this position is $96,000 - $125,000, plus bonuses. Salary determinations are influenced by various factors, including market relevance and the candidate's skills, experience, and education.
MINIMUM QUALIFICATIONS
- Bachelor's degree in finance, economics, business administration, or a related discipline.
- A minimum of 3 years of relevant experience in capital markets.
- Ability to interpret and analyze publicly reported financial statements proficiently.
- Strong verbal and written communication skills with senior internal and external stakeholders.
- Expertise in Microsoft PowerPoint, with the ability to create visually appealing presentations and simplify complex financial analyses into understandable charts and graphs.
- Experience collaborating within virtual teams and across diverse business lines.
