Property Manager

Makowsky Ringel Greenberg, LLC is seeking a highly skilled Property Manager to oversee the Champion Hills at Windyke apartment community in Memphis, Tennessee.
Key Responsibilities- Lead and manage property staff, including recruitment, training, evaluation, counseling, and termination.
- Maintain property curb appeal and ensure a positive resident experience.
- Develop and execute community marketing strategies to attract new residents.
- Respond promptly to maintenance requests and direct preventive maintenance programs.
- Inspect vacant apartments, prepare work orders as needed, and ensure timely completion of tasks.
- Qualify prospects, process applications, and review leasing and move-in documents with new residents.
- Resolve conflicts and plan recreational and social activities to foster a sense of community.
- Prepare a quarterly community newsletter and review all leasing and move-in documents with new residents.
- Inspect apartments with residents upon move-in and move-out, and aggressively follow up on lease renewal options.
- Collect and enter all rents, issue late notices, and follow up on delinquent accounts.
- Make daily bank deposits and maximize cost-effective purchasing through competitive bidding.
- Assist in preparing the annual budget and operate the property within that budget.
- Monitor achievable rents in the market area and establish rental rates for the property.
- Submit required reports and respond to information requests in a timely manner.
- Maintain accurate records for resident accounts, deposits, traffic, payroll, staff, units, and maintenance.
- Record property activity using OneSite property management software and maintain a working knowledge of laws, rules, and regulations concerning apartment leasing and management.
- Supervise the operation and use of recreation facilities and monitor and upgrade safety procedures for all areas of the property.
- Perform other duties as assigned by the Regional Manager.
- High school diploma or equivalent required.
- Minimum of 2 years of experience in residential management.
- Multi-site experience a plus, but not required.
- Pass a drug screening, background check, and credit report.
- Exceptional communication, customer service, and marketing skills required.
- Availability for overtime, weekend, holiday, and evening work.
- Experience using property management software, preferably OneSite or Yardi.
- Familiarity with Microsoft Word and Excel.
- Ability to walk the property, which may include climbing stairs.
- Reliable transportation and valid driving license required.
