Job Overview

Treehouse Partners is a prominent real estate development and property management organization, boasting a varied portfolio that includes dining establishments, commercial spaces, multi-family residences, upscale homes in Malibu, and undeveloped land. As the company continues to grow, they are in search of a proactive and detail-oriented Assistant Property Manager to oversee the daily operations of their property portfolio.

This position is based in downtown Los Angeles and involves some local travel.

Key Responsibilities:

  • Establish and maintain operational standards for both short-term and long-term rental properties.
  • Lead property management and maintenance teams to enhance the value of diverse assets, providing support to the Asset Manager in daily operations and scheduling.
  • Address building emergencies, including those that occur after hours.
  • Organize routine and urgent maintenance for properties, which may encompass landscaping, electrical work, plumbing, HVAC, and pool/spa maintenance.
  • Coordinate, bid, negotiate, and supervise capital improvement initiatives and third-party service agreements, ensuring optimal performance, cost-effectiveness, and adherence to company policies.
  • Ensure appropriate insurance coverage is secured for special projects.
  • Act as the primary contact for short-term rental properties in Malibu, managing guest inquiries, coordinating repairs and maintenance, and overseeing check-in and check-out processes.
  • Maintain a comprehensive inventory of all items within the property portfolio.
  • Enforce the terms and conditions of lease agreements, including rent collection and lease management.
  • Monitor the operational and financial performance of properties to ensure that objectives and KPIs are achieved, analyzing monthly financial reports and sharing insights with the Asset Manager.

Qualifications:

  • Minimum of 2 years of experience in property management.
  • Bachelor's degree is preferred.
  • Highly organized with exceptional time management and prioritization abilities.
  • Ability to remain composed under pressure and adapt swiftly to changes in a dynamic environment.
  • Capable of working independently as well as collaboratively within a team.
  • Strong written and verbal communication skills.
  • General knowledge of maintenance, repairs, and property management practices.
  • Proficient in basic administrative tasks and technology (MS Office, Google Workspace, etc.).
  • Quick learner of new technological tools and procedures.
  • Willingness to work outside of standard office hours.
  • Possession of a valid driver's license and access to a personal vehicle for local travel.
