Position Summary
The Property Maintenance Technician collaborates closely with the Maintenance Supervisor to guarantee the efficient operation of the property and the timely completion of all maintenance requests. This role encompasses the oversight of plumbing, electrical systems, HVAC, appliance repairs, carpentry, and painting tasks within the property. Additionally, the technician will be required to be on-call for emergency situations during evenings and weekends.
Key Responsibilities
- Address service requests with professionalism and courtesy, ensuring successful and prompt completion of all assigned tasks.
- Prepare vacant units for new occupants by performing various tasks, including painting, carpentry, and general repairs.
- Maintain a swift work pace without compromising quality, allowing sufficient time for other maintenance staff to fulfill their responsibilities in the make-ready process.
- Repair wall damage, caulk gaps around windows and doors, restore any ceiling texture, and patch cracks in walls and ceilings.
- Ensure the work order system is accurate by logging all actions and materials required for each task.
- Build positive relationships with residents through exceptional customer service.
- Carry out additional duties as assigned or necessary.
- Participate in a rotating on-call schedule for emergency situations during off-hours.
- Conduct all activities in compliance with company policies, as well as state and federal regulations (OSHA, ADA, Fair Housing).
Qualifications
- 1-3 years of experience in residential, commercial, or mechanical maintenance.
- Proficient in identifying and troubleshooting issues related to electrical systems, plumbing, HVAC, and appliances.
- Strong time management abilities, capable of adapting to changing priorities and deadlines.
- Possession of a valid U.S. driver's license.
